A Brief Overview
The Regional Maintenance Director provides leadership, direction, and guidance to the assigned portfolio of properties as it pertains to short and long-term maintenance, safety, and environmental operational activities. The position will work closely with the Directors of Operations, Senior Director of Maintenance & Facilities, and the Directors of Environmental and Safety in achieving operational and fiscal goals for individual properties and/or groups. This position reports directly to and acts as an advisor to the Vice Presidents of Operations. The position will be a primary resource for both site-level and corporate positions in determining best practices for compliance and operational activities.

What you will do



  • Acts as the chief advisor to the VP of Operations in all matters pertaining to maintenance operations within the assigned portfolio.
  • Evaluates maintenance programs for effectiveness and advises the Directors of Operations, Vice Presidents of Operations and Senior Director of Maintenance and Facilities on recommended means of improvement.
  • Engages in sustainment planning both long and short-term, and work with site level team, DO, and AM to develop and present case studies and business cases for large scale projects.
  • Evaluates and analyzes performance metrics on a daily basis to remain completely aware of areas of concern, reports and practices associated with maintenance operations and personnel and provides recommendations to the Director of Operations and VP of Operations for continuous improved efficiencies.
  • Monitor data for integrity and accuracy in applicable business systems (Yardi/Tableau/Salesforce) on a daily basis and validate that site teams are reviewing this data daily.
  • Works closely with the Directors of Environmental and Safety to train and ensure that the portfolio is compliant with Federal, State, and local EPA, OSHA, DOT, and other agency regulatory requirements.
  • Mentors and coaches maintenance directors within their assigned portfolio and moves to the point of friction having difficult conversations when applicable. These mentorship responsibilities will include proper time management and direction to site leaders on how to effectively build their schedules in order to prioritize business needs on a regular cadence, as well as planning and monitoring strategies to achieve optimal operating KPI's.
  • Works directly with the Directors of Operations and with the site-level leadership to develop a pool of efficient vendors that may be needed to augment Hunt employees as required.
  • Communicate with the Director of Operations for the assigned portfolio on a daily basis to ensure objectives are being met and priorities are aligned.
  • Assists with the development of short and long-term capital budgets to sustain the property/portfolio.
  • Trains Maintenance Directors as they are onboarded with the company or performance warrants additional training.
  • Oversees Safety & Health Accident Reduction Plan (SHARP) compliance for assigned portfolio.
  • Assists with scope development, bid analysis, Davis Bacon application and selection of professional contractors that may be needed to complete Capital Repair and Replacement (CRR) projects.

  • Performs Quality Assurance/Quality Control (QA/QC) inspections on CRR projects prior to recommending payment to the contractor/vendor.
  • Works with the Director of Operations to ensures CRR items are completed within budget parameters and provides CRR update reports that track the timing, progress, and fiscal aspects of the assigned portfolio's CRR projects to site management team, Asset Managers, DO's and VP of Operations.
  • Performs Quality Assurance/Quality Control (QA/QC) inspections on CRR projects prior to recommending payment to the contractor/vendor.
  • Assists with the development of environmental scopes and work plans and communicates regularly with the Environmental Health & Safety Team.
  • Provides environmental guidance on issues that may arise within their assigned portfolio. Always ask questions on if these incidents are being handled appropriately following company policy or regulatory guidance. Include EHS team for guidance.
  • Provides guidance and oversight for all inspections/mitigation work and reconstruction work following natural disasters (Hurricanes/Tornadoes/Fires/Freeze/Flood) including contracting of vendors and regular updates to senior leadership. Work to expedite this process and return displaced families to their homes.
  • Assures that storage and disposal of hazardous materials follow compliance with federal, state, and local laws and regulations.
  • Collaborates with DO and HRBP on verbal and written warnings and/or corrective actions as well as follow-up on employee concerns. Documents all performance conversations with Maintenance Director and management. and demonstrates follow-up communication with Director of Operations, Community Director and HRBP.
  • Makes recommendations to Vice President of Operations for annual MD bonus awards and provides specific written feedback to DO & CD for annual performance reviews.
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Learns and ensure compliance with all company, local, state, and federal safety rules.
  • Represents the company in a professional manner at all times-on and off the property.
  • Provides professional representation to command, housing, and other external parties.
  • Escalates property issues or any crises to appropriate parties.
  • Conducts interviews for key maintenance positions and provides timely skill based feedback during the recruitment interview process.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.


Qualifications



  • Bachelor's Degree An undergraduate degree from an accredited college or university with a focus in Business Administration, Engineering, Construction Management, or other related discipline. Preferred
  • 4-6 years of Facilities Management experience within the multi-family industry. Required and
  • Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance and five or more years' experience in facilities maintenance. Required and
  • Previous experience managing others Preferred and
  • Previous experience with YARDI Preferred
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Strong verbal and written communication skills.
  • Ability to work effectively with employees at all levels of the organization as well as working with the military community and the military command.
  • Requires a self-motivated, team player who pays close attention to detail and who can prioritize in a fast-moving environment.
  • Must demonstrate strong organizational skills, ability to multi-task and prioritize effectively.
  • Must combine effective leadership and strong technical knowledge with a positive and service-oriented attitude.
  • Must can motivate, delegate, and provide constructive feedback as appropriate to a team.
  • Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
  • DL NUMBER - Driver's License, Valid and in State Required


Compensation
We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $116,400 - $146,300, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer.
