Job Summary
The Facilities Technician II performs maintenance, mechanical, and electrical work for facility and utility systems in a regulated environment. This role supports equipment including compressed air, vacuum, emergency generation, power, water, HVAC, and building infrastructure while maintaining preventive maintenance programs and regulatory compliance. The technician also performs general facility repairs, coordinates contractors and vendors, supports security systems, and assists with small facility projects.

Job Responsibilities

• Perform maintenance, troubleshooting, and repairs on facility and utility equipment, including vacuum, compressed air, emergency generation, power, water, and HVAC systems.
• Maintain an appropriate inventory of spare parts by coordinating with suppliers and outside vendors.
• Establish and perform preventive maintenance procedures and schedules based on manufacturer recommendations, operating manuals, and equipment reliability history.
• Administer the computerized preventive maintenance system, including Maximo.
• Coordinate contractor and vendor activities related to facility and utility maintenance.
• Ensure work complies with applicable facility procedures and regulatory requirements.
• Perform general facility maintenance and repairs, including flooring, wall repairs, painting, plumbing, lighting, ceilings, tile, and doors.
• Perform minor electrical installations and wiring.
• Perform minor plumbing installations and piping repairs.
• Repair sheet vinyl and VCT flooring.
• Escort contractors and vendors onsite as required.
• Install minor equipment and facility components.
• Organize and coordinate small facility projects and minor build-outs that do not require a general contractor.
• Assist with HVAC maintenance and troubleshooting.
• Assist Facilities Technician I and provide training or mentoring when requested.
• Support facility security systems, including security badging, access control, and CCTV systems.
• Assist with furniture moves and conference room setup.
• Maintain professional conduct when interacting with internal and external business associates.
• Follow established business policies and procedures.
• Support quality management system requirements and applicable ISO, FDA, and other regulatory requirements.
• Recognize and address quality considerations associated with facility and maintenance activities.
• Perform other duties and projects as assigned.

Job Requirements

• 2-4 years of maintenance experience, preferably in a medical, healthcare, or regulated environment.
• General carpentry, electrical, HVAC, flooring, and plumbing skills.
• Computer proficiency, including Microsoft Word and Outlook.
• Strong verbal and written communication skills.
• Ability to manage multiple tasks and work effectively with a variety of people.
• Strong attention to detail and commitment to quality.
• Ability to work independently while collaborating effectively with a team.
• Ability to make appropriate quality-related decisions in real time.
• Adaptability and willingness to take on new tasks and responsibilities.
• Strong initiative and ability to prioritize assigned work.

Education

• High school diploma or equivalent.

Work Experience

• 2-4 years of maintenance experience.
• Experience in a medical, healthcare, or regulated environment preferred.
