Description

As a Highwoods Maintenance Technician, you will independently perform a wide variety of general maintenance repairs relating to an assigned portfolio of commercial properties and complete appropriate documentation in a timely manner. You will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office building in Fort Lauderdale.

KEY RESPONSIBILITIES:





  • Monitor the building HVAC system to make sure the systems are optimally starting to reach tenant comfort level by programmed start time
  • Work with HVAC Contractors to make repairs, modification, and alterations to building systems as needed
  • HVAC systems knowledge, minor HVAC troubleshooting, repairs and/or diagnostics. Must be capable of replacing condenser fans, contactors, capacitors, fan blowers, condenser pumps
  • Make schedule changes to functional systems to provide the most effective and efficient building environment
  • Identify ways to make enhancements to existing systems. Maintain routine contact with system manufacturing representatives regarding any firmware upgrades or equipment modifications
  • Monitor and maintain budgets with constant communication with the Property Manager
  • Responsible for ordering and maintaining proper stock for repairs while following budget guidelines
  • Responsible for the overall maintenance of building, utility systems and building equipment
  • Monitor water chemical treatment program for cooling tower
  • Be responsible for all record keeping and equipment logs on a routine basis
  • Assist and coordinate all life safety systems inspections, service and/or repairs
  • Investigate and monitor repeat customer calls and report them to your manager or the property manager
  • Establish and update planned maintenance based on the manufacturer's recommendation on all systems
  • Promote energy conservation via proper maintenance of equipment, energy management programs and lighting
  • Organize, maintain, and ensure that all maintenance shop, storage, mechanical and electrical areas along with tools/equipment
  • Assist with inclement/severe weather preparedness and response
  • Perform routine building inspections according to company policy
  • Perform minor leak repairs to plumbing, HVAC system, roof, windows and/or doorways





Employees must pass required federal background check for GSA space. Documented training/certification/license in one or more of the following fields:



  • EPA Certified
  • Electrical
  • Plumbing
  • Mechanical
  • Basic PPE Knowledge


On-Call: Be available for emergency after-hours calls at night, weekends and holidays on a rotating schedule. Must possess a fundamental knowledge of state and local building codes and maintain a current Driver's License.

EDUCATION/EXPERIENCE:



  • High School diploma or equivalent required
  • Five or more years of commercial real estate maintenance experience
  • Two or more years approved/sanctioned Technical Institution and/or College in construction, Electrical, Plumbing, Mechanical, Carpentry or equivalent on the job training.

WORK ENVIRONMENT/PHYSICAL REQUIREMENTS:

This job operates in an office setting. This role routinely uses standard office equipment such as computers, phones, and video conferencing equipment. The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Work is of a general office nature; while performing the duties of this job, the employee is regularly required to sit, stand, stoop, balance, walk, kneel, crouch, talk, hear, and see; required to use arms and hands to reach; typing on computer keyboard and using phone is required. Must be able to inspect all areas of the properties, including roof, and/or basement.

May occasionally lift, push, or pull up to 50 pounds.
