Overview

We are seeking a highly motivated Analyst to join our Acquisitions team. This role offers direct exposure to the full lifecycle of institutional real estate investing, including sourcing, underwriting, structuring, due diligence, financing, and execution across multiple asset classes, including retail, industrial, medical office, life science, seniors housing, hospitality, and office.

As part of an efficient and entrepreneurial team within a $40B AUM platform, the Analyst will take on meaningful responsibility across both investment analysis and transaction execution. The role is designed to provide broad exposure and hands-on experience, with direct interaction with senior decision-makers and visibility into the investment committee process.

The Analyst will play an integral role in evaluating new investments, shaping investment recommendations, and advancing active transactions. Success in this role requires strong analytical capabilities, sound commercial judgment, and the ability to operate with ownership in a fast-paced, transaction-driven environment.

This is a high-visibility role with regular interaction across internal teams and external counterparties. The position may require extended hours in support of live transactions and time-sensitive deliverables.

The successful Analyst will be a self-starter who can take direction and guidance, but can work effectively with limited oversight. The candidate will take ownership of tasks and deliver work product accurately and timely. Having a team-first attitude, curiosity and the willingness to take risks are essential to success.



Responsibilities

Investment Analysis and Underwriting

    Build and maintain detailed financial models to evaluate prospective investments, with a focus on identifying key value drivers and risks
  • Evaluate key deal drivers, including revenue assumptions, expense structures, capital requirements, and financing input
  • Identify, quantify, and communicate key risks, sensitivities, and downside scenarios
  • Develop and articulate clear investment theses and recommendations supported by both quantitative and qualitative analysis

Market Intelligence and Research

  • Conduct in-depth research on market fundamentals, including supply/demand dynamics, leasing trends, capital flows, and comparable transaction
  • Synthesize market data into clear, actionable insights to inform investment decisions
  • Proactively track trends across targeted sectors and geographies

Investment Committee and Internal Communication

  • Prepare investment memoranda and presentation materials for senior leadership and investment committee, often under tight timeline
  • Distill complex analyses into concise, decision-oriented conclusions
  • Clearly communicate key risks, assumptions, tradeoffs, and recommended course of action

Transaction Execution and Process Management

  • Take active ownership of discrete transaction workstreams from initial evaluation through closing
  • Coordinate and drive due diligence workflows, including third-party reports, internal reviews, and external deliverables
  • Maintain and actively manage transaction timelines, ensuring accountability across all stakeholders
  • Review transaction documents, models, and closing materials to ensure consistency, accuracy, and completeness

Sourcing and Relationship Development

  • Contribute to sourcing efforts by developing and maintaining relationships with brokers, owners, and other market participants
  • Proactively engage with brokers and market participants to gather actionable deal intelligence in real time
  • Track, interpret, and prioritize pipeline activity to surface actionable opportunities

Pipeline Management and Data Integrity

  • Own and continuously improve acquisition pipeline and CRM databases
  • Ensure data integrity, accuracy, and usability across systems
  • Analyze pipeline and historical data to identify trends and support investment strategy

Cross-Functional Collaboration

  • Partner closely with asset management, finance, legal, and other internal teams to support comprehensive underwriting and execution across asset life cycles
  • Coordinate and streamline information flow across groups to ensure efficient execution and alignment throughout the investment process

Additional Responsibilities

  • Participate in meetings, site visits, and other front-facing aspects of the acquisitions process
  • Support ad hoc analyses and strategic initiatives as needed
  • Maintain flexibility to seamlessly shift between high-impact analytical work and time-sensitive operational responsibilities critical to advancing transactions


Qualifications

  • Bachelor's degree in Finance, Accounting, Economics, Real Estate, or a related field
  • 2+ years of relevant experience with demonstrated exposure to live transactions preferred

Technical Skills

  • Advanced proficiency in Microsoft Excel; experience with ARGUS strongly preferred
  • Familiarity with real estate data platforms (e.g., CoStar, RCA)
  • Experience with data organization, visualization, or mapping tools is a plus

The estimated base compensation range for this position is $98,000 to $118,000 per year. RMR considers several components including an individual's skills, qualifications, experience, internal equity, and market data.
