Responsibilities

TheServiceManager (SM)is responsible fortheday-to-dayoversight, management, and execution of routine and non-routinefacilitiesoperations, maintenance, andservice workorders. TheSMwill report to the Project Manager (PM) andserve as the daily routine manager for Technical Staff.

  • Ensure proper operation and maintenance of building systemsin accordance withapproved procedures, manufacturer specifications, and industry best practices.
  • Monitor daily maintenance activities, ensuring work is completed onscheduleand meets quality standards.
  • Supervises the execution of preventive, predictive, and corrective maintenance programs.
  • Provide day-to-day supervision, guidance, and accountability for technicians and shift leads.
  • Reinforce standards, expectations, and procedural compliance across the workforce.
  • Support training and development of staff to enhance technical capabilities and operational performance.
  • Provide performance feedback to thePMto support personnel actions.
  • Review CMMS (Maximo) work orders, service tickets, and operational logs for accuracy, completeness, and quality assurance.
  • Ensure proper documentation of maintenance activities to support traceability and compliance.
  • Identifytrends and support root cause analysis throughaccuratedata review.
  • Develop, refine, and enforce standard operating procedures (SOPs) and methods of procedure (MOPs) forall facilitysystems.
  • Ensure adherence to site safety policies, regulatory requirements, and customer standards.
  • Coordinate procurement of materials, parts, and servicesrequiredfor maintenance operations.
  • Maintain inventory levels, ensuring availability of critical spare parts and consumables to prevent delays in maintenance and repairs.
  • Works with the Task Order Manager (TOM) to support coordination and oversight of subcontractors performing maintenance or project work.
  • Verify work is executedin accordance withapproved procedures and quality standards.
  • Performsplanning andworkscheduling to minimize operational disruptions.
  • Managesdaily operations, workforce performance, and maintenance execution.
  • Ensures all employees under their organization are issued proper PPE, to include uniforms, prior to coming on board.
  • Ensure all employees under their organization have completed the required safety training.
  • Ensure work orders do not breach and are closed outin a timely manner.

Qualifications

  • Applicants selectedmust have one of the following:
    • High School Diploma/GED with 10+ years of experience
    • Associate's Degree with 8+ years of experience
    • Bachelor's Degree with 5+ years of experience
  • A minimum of three (3) years of experience with responsible oversight, management, and execution of routine and non-routine facilities operations, maintenance, and service work orders.
  • This experience must be in a large commercial/industrial facility or at multiple facilities with complex mechanical, electrical, and structural requirements.
  • Must have experience coordinating work and communicating with customers and subcontractors.
  • Must have experience managing, scheduling, and tracking a large volume of independent work orders simultaneously.
  • Must be computer proficient and skilled with Microsoft Office programs, including Word, Excel, and Project.
  • Experience with one or more computerized maintenance management systems (CMMS) is preferred.
