POSITION OVERVIEW

The Sr. General Manager manages comprehensive operations of healthcare ambulatory facilities including medical office buildings, outpatient clinics, and diagnostic centers. This role serves as the single point of contact for facility operations, property management, and client service delivery for hospital system-owned and leased medical real estate.

KEY RESPONSIBILITIES

  • Property & Lease Management: Oversee operations of owned and leased ambulatory properties; manage lease administration for third-party tenants and healthcare occupiers; support leasing process and vacancy management; reconcile CAM allocations and landlord billings; obtain annual Fair Market Value studies.
  • Facility Operations: Direct day-to-day operations of staff and contractors; manage work order systems ensuring SLA compliance; coordinate maintenance, transition from reactive repairs to preventive maintenance programs; property inspections.
  • Compliance & Safety: Ensure compliance with HIPAA, Stark Laws, Anti-kickback statutes, and Joint Commission standards; establish emergency preparedness plans; promote safety-first culture; manage incident reporting and claims.
  • Financial Management: Manage operating and capital budgets including forecasting, accounts receivable/payable, and reporting; track expenses for budget compliance; achieve cost savings through preferred vendor utilization; process invoices and collect tenant rents timely.
  • Vendor & Team Management: Manage vendor relationships and monitor performance; competitive bidding for service contracts; certificates of insurance; recruit and develop personnel; provide ongoing training and career development.
  • Physician & Tenant Services: Respond to physician and tenant needs per established SLAs; communicate proactively with stakeholders; meet regularly with tenant representatives; survey tenants and create action plans; support leasing brokers with property data.

REQUIRED QUALIFICATIONS

Education & Licensure:

  • Bachelor's degree or equivalent work experience
  • Valid state real estate license (required or obtained within client-defined timeframe)

Experience:

  • 7+ years property management experience; medical real estate strongly preferred
  • 3+ years team management experience
  • Demonstrated healthcare facility operations and ambulatory care environment experience

Technical Skills:

  • Strong financial and accounting acumen; ability to interpret financial statements
  • Experience with real estate financial and budgeting software
  • Understanding of building systems, infrastructure, and maintenance processes
  • Proficiency in Microsoft Office

  • Advanced oral and written communication skills
  • Strong problem-solving and strategic thinking capabilities
  • Ability to work independently with strong organizational and time management skills

PREFERRED QUALIFICATIONS

Certifications: CFM, FMP, RPA, FMA, CPM, EPA Section 608
Additional Experience: Geographically dispersed portfolio management, healthcare construction/renovation project management

WORKING CONDITIONS

  • On-site presence at ambulatory care locations; regional travel required
  • Availability for after-hours or emergency facilities support
  • Occasional weekend or evening work for urgent facility issues

Estimated compensation for this position:

165,000.00 - 175,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
