Overview & Position Summary This role provides hands-on project management support for land acquisition, entitlement, and land development activities in residential community projects. Working under moderate supervision, the position manages portions of development projects, coordinates consultants and contractors, and ensures tasks are executed on schedule, within budget, and in compliance with quality and regulatory standards. The position serves as a key liaison between internal teams, consultants, municipalities, and external partners, while supporting departmental effectiveness through tracking, reporting, and process management. Primary Responsibilities * Coordinate day-to-day land development activities, including grading, utilities, infrastructure installation, and site preparation tasks. * Monitor project schedules, budgets, and scopes to ensure timely and cost-effective execution of development milestones. * Assist in managing consultants, engineers, and contractors by tracking progress, reviewing deliverables, and addressing issues to maintain compliance with project requirements. * Support preparation, review, and processing of development plans, engineering drawings, permits, and regulatory documentation. * Conduct site visits to evaluate progress, identify potential issues, and ensure adherence to safety, quality, and design specifications. * Collaborate with municipalities, utility providers, and regulatory agencies to facilitate inspections, approvals, and required project coordination. * Manage administrative and financial tasks, including invoice processing, document management, and budget tracking for assigned projects. * Prepare project status updates, reports, sequence sheets, presentations, and other materials for internal stakeholders and leadership. * Coordinate Final Plat recordation, HOA documentation (CC&Rs, disclosures), and other community readiness deliverables. * Maintain organized project files, databases, and tracking tools to support compliance, reporting, and efficient workflow. * Assist with community opening schedules, bond management, and cross-functional coordination to support operational readiness. * Identify and recommend process improvements for project management workflows, document handling, and cross-team collaboration. Education & Experience Required: * Bachelor's degree in engineering, construction management, planning, real estate development, or a related field; or 6-8 years of equivalent experience. * Minimum of 2 years of relevant experience in land development, civil engineering, or construction project management. Preferred: * Experience supporting land development projects in the homebuilding industry. * Exposure to site development permitting processes and consultant/contractor coordination. Skills & Competencies * Working knowledge of land development processes, civil engineering concepts, and construction sequencing. * Strong organizational and time-management abilities to manage multiple project tasks. * Effective verbal and written communication skills for interacting with contractors, consultants, and internal partners. * Ability to interpret engineering drawings, reports, and development plans. * Problem-solving skills using prior experience and analytical thinking to address moderately difficult issues. * Proficiency with project management software, spreadsheets, and related tools. * Attention to detail in reviewing documents and monitoring project progress. * Ability to influence team members through clear explanation of standards, policies, and procedures. * Collaborative mindset with the ability to work effectively across functions. * Willingness to support and mentor junior staff members. Working Conditions Work is performed in both office and field environments. Regular visits to active construction and development sites are required, involving exposure to varying weather conditions, uneven terrain, dust, noise, and heavy equipment. Occasional travel may be required to meet with municipalities, consultants, or contractors in support of project coordination. Physical Requirements * Ability to sit or stand for extended periods during office tasks and meetings. * Ability to walk development sites, including uneven or rugged terrain. * Ability to lift and carry materials up to 20 pounds. * Ability to operate standard office equipment and field tools.
