At Carpenter Technology, we are committed to delivering high-performance specialty materials that power critical industries worldwide. We are seeking a Director, Corporate Real Estate to lead the strategy, governance, and execution of our enterprise-wide real estate portfolio.

Position Summary

The Director, Corporate Real Estate is responsible for defining and executing the company's real estate strategy, governance framework, and capital planning approach across all facilities. This role will provide strategic leadership across site selection, portfolio optimization, real estate transactions, and major capital projects including new construction, expansions, and renovations.

Reporting to senior leadership, the Director serves as a trusted advisor, ensuring real estate investments align with enterprise strategy, operational priorities, and long-term business objectives.

Key Responsibilities Real Estate Strategy & Portfolio Management
  • Lead development of an enterprise-wide real estate strategy aligned with growth and operational priorities

  • Oversee site selection, due diligence, and footprint optimization activities

  • Provide strategic oversight of acquisitions, dispositions, expansions, and consolidations

  • Establish portfolio performance metrics and drive long-range planning and cost optimization

Capital Projects & Construction Oversight
  • Provide executive oversight of major capital programs, including construction and renovations

  • Approve project scope, budgets, timelines, and delivery strategies

  • Ensure disciplined execution, governance, and successful project outcomes

  • Lead RFQ/RFP processes and oversee contractor and vendor selection

Financial & Capital Planning
  • Lead multi-year capital planning and oversee real estate-related budgets

  • Evaluate investments using financial metrics such as ROI and total cost of ownership

  • Drive cost efficiency and capital discipline across the portfolio

Lease, Vendor & Contract Management
  • Oversee lease negotiations, renewals, and transaction activities in partnership with Legal and Finance

  • Establish governance standards for documentation, reporting, and compliance

  • Lead vendor strategy to ensure strong performance and cost competitiveness

Cross-Functional Leadership
  • Partner with Operations, Finance, Legal, EHS, and Procurement to support business priorities

  • Provide strategic input into footprint and network optimization decisions

  • Deliver executive-level reporting, insights, and recommendations

Qualifications
  • Bachelor's degree in Real Estate, Construction Management, Engineering, Business, or related field required

  • MBA or advanced degree preferred

  • 10-15+ years of progressive experience in corporate real estate, construction, or capital project leadership

  • Experience managing multi-site or enterprise portfolios, preferably in a manufacturing or industrial environment

  • Proven leadership of large-scale capital programs and long-range portfolio strategy

Skills & Capabilities
  • Strong financial acumen, including investment analysis and capital planning

  • Deep understanding of real estate transactions, lease structures, and contract strategy

  • Knowledge of construction, permitting, and safety/OSHA standards

  • Executive-level communication, negotiation, and stakeholder influence skills

  • Ability to lead cross-functional initiatives and drive enterprise decision-making
