Gorman & Company is seeking a Development Project Manager to help drive our growing affordable housing pipeline across Colorado. This is a hands-on role for someone who knows the LIHTC world inside and out-someone who has taken deals through closing, understands the nuances of affordable housing finance, and can confidently navigate the full development lifecycle. What You'll Do

  • Lead and support affordable housing developments from site selection through closing and construction

  • Play a key role in structuring and closing LIHTC transactions and other layered financing deals

  • Identify and evaluate new development opportunities across Colorado markets

  • Manage pre-development efforts including feasibility analysis, entitlements, and funding strategy

  • Prepare and submit competitive applications for LIHTC and other public financing sources

  • Represent projects in community meetings, public hearings, and stakeholder presentations

  • Coordinate across internal teams and external partners to keep projects moving forward

  • Travel to project sites throughout Colorado, including mountain regions, to stay connected to progress

What You'll Bring

  • 5+ years of direct experience in real estate development, specifically working with affordable housing or LIHTC projects

  • Proven track record of working on and closing affordable housing transactions

  • Deep, hands-on experience with LIHTC and affordable housing development on the developer side

  • Strong understanding of the full closing process and capital stack structuring

  • Confidence presenting to community groups, municipalities, and public boards

  • Highly detail-oriented with the ability to manage multiple complex projects simultaneously

  • Adaptability and flexibility in a fast-paced, ever-changing development environment

  • Willingness to travel regularly to project sites

  • Financial underwriting experience strongly preferred

  • Experience working with CHFA preferred

  • Valid driver's license & proof of vehicle liability insurance

Compensation & Benefits

  • Base salary range of $75,000 - $95,000, depending on experience

  • Eligibility for development closing bonuses

  • Participation in the company equity participation plan

  • Hybrid work options with office locations in Denver or Steamboat Springs
