Overview & Position Summary
This role leads the identification, evaluation, and advancement of land acquisition opportunities that support the division's near- to midterm growth objectives. Working with limited supervision, the position independently manages complex acquisition workflows from initial sourcing through recommendation and contract execution. It applies strong expertise in real estate, financial analysis, market research, and entitlement evaluation to assess risk, structure deals, and influence investment decisions. The role partners extensively with crossfunctional teams to ensure acquisition assumptions align with operational, regulatory, and financial considerations.
Primary Responsibilities
* Identify, source, and qualify land acquisition opportunities through market research, broker relationships, direct outreach, and competitive analysis aligned with divisional inventory needs.
* Lead financial underwriting and feasibility analysis, including land acquisition and development proformas, cash flow modeling, lot takedown schedules, and return analysis.
* Prepare preliminary development budgets, schedules, and assumptions related to product mix, absorption, pricing, municipal fees, and infrastructure costs.
* Manage due diligence activities by coordinating with consultants and internal partners to evaluate entitlements, zoning, environmental conditions, engineering constraints, utilities, and site risks.
* Negotiate acquisition terms with landowners, brokers, and legal counsel, including drafting and managing Letters of Intent (LOIs), purchase agreements, and contract amendments through closing.
* Prepare detailed acquisition packages, market analyses, CMAs, and supporting exhibits for leadership and investment committee review.
* Conduct market and consumer research using internal and third-party data sources to assess product positioning, pricing strategy, and competitive dynamics.
* Partner closely with Finance, Sales, Construction, Land Development, and Planning teams to align acquisition timing, assumptions, and execution capabilities.
* Track and manage land pipeline activity, inventory needs, cash flow projections, and reporting to support divisional planning and decision-making.
* Communicate clearly and effectively with internal stakeholders and external partners, providing written presentations, analyses, and recommendations.
* Provide guidance and informal leadership to other team members, supporting development of underwriting, market analysis, and due diligence skills.
* Recommend enhancements to acquisition processes, analytical tools, and documentation standards to improve efficiency, accuracy, and decision quality.
* Perform other duties as assigned.
Education & Experience
Required:
* Bachelor's degree in business, finance, real estate, economics, planning, engineering, or a related field.
* Minimum of 5 years of relevant experience in land acquisition, real estate development, or a related discipline; or 9-11 years of equivalent experience.
Preferred:
* Experience in the residential homebuilding industry.
* Experience leading negotiations or managing complex due diligence activities.
* Experience presenting land acquisition recommendations to senior leadership or investment committees.

* Broad knowledge of land acquisition processes, land evaluation, deal structuring, and market analysis.
* Strong financial modeling and analytical skills with the ability to evaluate complex feasibility scenarios.
* Effective negotiation and communication skills for engaging with landowners, brokers, agencies, and internal teams.
* Ability to analyze and interpret zoning, entitlement requirements, environmental reports, and engineering documents.
* Strong problem-solving abilities using prior experience and sound judgment to resolve difficult or multi-faceted issues.
* Proficiency with acquisition-related tools, financial modeling software, mapping programs, and spreadsheets.
* Strong organizational and time-management skills with the ability to balance multiple opportunities and deadlines.
* Influencing skills with the ability to align cross-functional partners around acquisition strategies and priorities.

* Ability to assess and communicate risk clearly, including downside scenarios, sensitivities, and mitigation strategies.

Working Conditions
Work is primarily performed in a general office environment, with periodic travel to potential land sites, municipal offices, broker
meetings, and consultant locations. Site visits may involve exposure to outdoor conditions, uneven or undeveloped terrain and active
development areas. Occasional travel may be required to support sourcing or due diligence activities.
Physical Requirements
* Ability to sit or stand for extended periods during office tasks and meetings.
* Ability to walk undeveloped land sites, including uneven or rugged terrain.
* Ability to lift and carry materials up to 20 pounds.
* Ability to operate standard office equipment and mapping/analysis tools.
