Description
A Brief Overview Responsible for painting homes; primarily interior, in accordance with company standards as well as other site job responsibilities and projects as assigned.
What you will do
- Performs routine painting in both interior and exterior of homes, common areas, and community offices and buildings.
- Performs all painting in accordance with schedule issued by management.
- Applies texture to ceilings and walls using an air texture applicator and hopper.
- Ensures proper protection of unpainted surfaces through the use of drop cloths/tarps, tape and masking and paint shields.
- Maintains a vehicle inventory or paint equipment and supplies and maintaining all equipment in as clean and neat a condition as possible.
- Responds to and completes on-call after hour emergency and urgent repairs.
- This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
- Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
- Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
- Inspects and helps coordinate all needed make-ready repairs and services.
- Assists in keeping grounds neat and free of litter.
- Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
- Contributes to a positive team environment and happy resident base.
Qualifications
- High School Diploma or GED Required
- 1-3 years Required
- 1-3 years trade experience or formal, apprentice, work related training preferred. Preferred
- Computer Literacy - Basic familiarity with computers. Navigate at a basic level within web-based applications.
- Written Communications - Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions.
- Oral Communications - Understand spoken English in order to follow basic instructions and take direction from supervisors; communicate effectively in basic English with clients, visitors and organization staff in response to routine questions.
- Knowledge - Basic knowledge of fundamental concepts, practices and procedures with the ability to use in routine situations. Specialized knowledge not required.
- Team Work - Work collaboratively in small teams to improve the operations of immediate work group by offering ideas, identifying issues, and respecting team members.
- Customer Service - Demonstrate a positive attitude and respond to requests in a timely and respectful manner.
- Flexibility/Adaptability - Work is fairly routine from day to day. Employee follows a set pattern with any changes being communicated by supervisor.
- Residential or Commercial painting experience is required.
- Demonstrated skill in understanding of surface peculiarities and types of paint and sealants for different applications.
- Demonstrated skill of multiple painting methods including brushes, rollers, and sprayers.
- Must be able to complete quality drywall repairs and popcorn ceiling repairs.
- Ability to utilize a mobile device including applications, email, and internet.
- Some properties paint with sprayers. Employees on these properties are required to complete a physical to ensure respirator health and capacity.
- Ability to plan, organize and prioritize work.
- Able to work to deadlines and manage time effectively.
- Ability to assess a situation, gather information and use sound judgment based on information gathered.
- Ability to work under pressure.
- DL NUMBER - Driver's License, Valid and in State Required
- Certificate 1 Preferred
