Mortgage Release Processor

Position Overview
The Mortgage Release Processor is responsible for ensuring the accurate, timely, and compliant release of mortgage loans. This role manages the preparation, verification, and processing of lien release documentation, coordinates with internal and external partners, and maintains meticulous records in accordance with regulatory requirements and company standards. Exceptional attention to detail, strong organizational skills, and effective communication are key to success in this position.

Primary Responsibilities Document Preparation & Verification
  • Prepare, collect, review, and validate all documentation required for mortgage releases, including payoff statements, lien release forms, satisfactions, reconveyances, and supporting materials.
  • Ensure accuracy of all release documents prior to submission, filing, or recording.
File Review & Quality Assurance
  • Audit loan files for completeness, accuracy, and compliance with Bank policies and regulatory guidelines.
  • Proactively identify discrepancies, missing documentation, or errors and promptly resolve issues to prevent processing delays.
Record Management
  • Maintain organized, current, and compliant records of all release transactions in applicable systems.
  • Ensure documents are archived and stored in accordance with retention policies and state/federal requirements.
Stakeholder Communication
  • Serve as a point of contact for internal teams-including loan servicing, lending, and mortgage operations-as well as external parties such as title companies, attorneys, and county recording offices.
  • Provide updates and respond to inquiries to facilitate smooth and timely release processing.
Process Coordination
  • Collaborate with internal departments to coordinate payoff and release procedures efficiently.
  • Ensure release activities are completed within required timeframes and uphold service-level expectations for customer satisfaction.
Regulatory Compliance
  • Ensure adherence to federal, state, and local regulations governing mortgage releases, including timelines for lien satisfaction and proper recording.
  • Support audit and regulatory review activities by providing accurate documentation and timely responses.
Additional Duties
  • Participate in departmental projects, workflow enhancements, and other responsibilities as assigned.
Risk & Compliance Responsibilities

All employees are responsible for identifying, managing, monitoring, and escalating risks as required by F.N.B. Corporation's risk management program.
Compliance with all regulatory laws, internal policies, and established procedures is a required component of this role.

Minimum Education
  • High School Diploma or GED
Minimum Years of Experience
  • 1 year of relevant experience preferred (mortgage servicing, loan operations, financial documentation, or related field)

Position Title: Loan Operations Representative 2
Business Unit: Operations
Reports To: Supervisor of Loan Operations

Position Overview:
This position is primarily responsible for providing timely and accurate service to internal and external customers in support of the lending functions of the Bank.

Primary Responsibilities:
Executes post closing review of loan documents for non-real estate commercial loans, adds or removes document exceptions as discovered or resolved and reviews and packages mortgage and UCC documents for recoding.
Prepares entries required to fund loans based on established procedures and meets set timeline for all funds to correctly document Bank assets.
Resolves non-post items based on established procedures to ensure prompt and accurate posting to the customer's account.
Updates system information in accordance with maintenance requests submitted based on established procedures and knowledge of system functionality to ensure accurate reporting for financial purposes and to maintain the loan in accordance with the note.
Prepares closing documents and modifications for small business and commercial loans and is measured against established volume levels, reviews request for compliance with Bank policy and procedure and advises Lenders or Underwriters of deficiencies.
Books all types of loans to the core system and is measured against established volume levels.
Executes all aspects of loan servicing, including escrow accounts, remittance and reporting, posts payments for participated loans, maintains SWAP loans base on established procedures and defines time lines with all functions meeting compliance requirements, timely recording of financial entries and customer satisfaction.
Files and continues UCC financing statement as collateral, quotes commercial payoffs and maintains a log of stock certificates held as collateral.
Tracks hazard and flood insurance on designated loans to assure collateral is protected and force-places insurance as needed through third party vendor.
Performs other related duties and projects as assigned.
