Brief Summary of Job Duties:

Working on a zone maintenance team composed of all trades, incumbent performs HVAC maintenance work. Installs, repairs, maintains, and inspects heating, ventilating, air conditioning and pneumatic systems and equipment. Installs, repairs and maintains pumps, air compressors, steam and hot water boilers, heating and boiler tubes, heat exchangers, fans, dampers, hydraulic units, control and monitoring systems. Makes working drawings and control diagrams for heating, ventilation and air conditioning equipment. Work with others as part of a team. Provide direct customer service to campus community.

Required Qualifications:

  • High School Diploma or equivalent.
  • 3-5 years demonstrated work experience in the HVAC trades.
  • 3-5 years of troubleshooting skills of refrigeration equipment and gas/electrical boilers.
  • Knowledge of methods, materials, tools and equipment used in the installation, repair and maintenance of refrigeration, chilling, air-conditioning and heating equipment up to 550 tons in capacity, including absorption chillers, pumps, condensers, heat exchangers, cooling towers, reciprocating, centrifugal and screw type compressors, thermostats, electrical, pneumatic and PLC and micro-processor based controls.
  • Skilled in installing, repairing and maintaining a wide variety of air conditioning, refrigeration, absorption chillers, heating and related systems and equipment.
  • EPA Certificate Required

Special Conditions of Employment:

  • EPA Universal Technician Certificate.

  • Required to hold a valid driver's license, have a driving record that is in accordance with local policies and procedures, and/or enroll in the California Employer Pull Notice Program.
  • Pre-employment physical exam required.
  • Must be able to take night and weekend call-backs.
  • Satisfactory criminal history background check

Job Functions and Percentages of Time:

  • 90% Technical - Installs, repairs, maintains, inspects, and adjusts heating, ventilation, air conditioning, and refrigeration systems and equipment. Installs, repairs, adjusts, and maintains electronic and pneumatic control systems. Installs, repairs, and maintains pumps, air compressors, steam and hot water boilers, heating tubes, heat exchangers, fans, dampers, hydraulic units, control and monitoring systems. Performs preventive maintenance on refrigeration equipment, such as changing oil and filters, cleaning strainers, cleaning condensers and cooling towers. Performs welding, soldering, and brazing, as required. Performs facility audits of buildings within assigned zone, and issues corrective work orders for any discrepancies noted. Designs, fabricates, and installs plumbing systems of steel pipe, copper pipe, tubing, etc. Designs, fabricates and installs sheet metal and other types of ductwork for heating, ventilation and air conditioning. Assists water treatment engineer in maintaining chemical balance in boiler feed water, chiller water, and equipment cooling loops.
  • 10% General, Safety & Security - Utilize handheld radio to communicate with dispatcher, supervisor and co-workers. Participate in safety and professional training programs. Participate in maintaining a work environment which is conducive to the mission of Physical Facilities. Proactive in providing a positive customer service environment. Perform work in a safe manner, abiding by all UCSB policies and procedures including, but not limited to breathing apparatus, respiratory protection, asbestos and lead paint safety procedures, hand and power tools, ladders, scaffolding and safety harness. Adhere to current safety regulations and precautions as prescribed by the Department of Labor, Occupational Safety and Health Administration, Uniform Building Code and EPA, including storage and disposal procedures, common safety shop practices, guidelines or polices per other applicable Federal, State and local agencies. Understand and adhere to the safety practices on use of all hand and power tools associated with this position, electrical and other building and maintenance trades. Understand and adhere to current safety practices in relation to proper ventilation and non-smoking rules when working with flammable substances and harmful inhalants. Participate in and comply with departmental safety programs; required to comply with FM Safety Program as implemented by supervisor. Promptly report on the job accidents to the supervisor. Lock unoccupied areas before leaving them, including windows and doors. Keep vehicle locked when unoccupied, including all tool storage bins. Safeguard assigned keys and radio by keeping them on person at all times during working hours and securing them at the end of shift. Unless on official business, work keys are to remain on campus at all times. Responsible for other related duties as assigned.
