The Associate Director, Portfolio Management is a strategic finance and asset management leader responsible for evaluating the financial health of Community HousingWork's portfolio of affordable and multifamily housing assets. Leveraging a strong accounting foundation, this role bridges asset-level financial performance with enterprise-level financial planning, ensuring that operational outcomes align with organizational goals and compliance standards.
The role will report to the VP of Finance and Accounting and primarily focus on CHW's portfolio performance, through development and analysis of key metrics, property financials and audits, and ongoing property waterfall analysis. The role will also work closely with the Director of Asset Management to strategically plan and offer recommendations, to optimize the portfolio's performance and operational efficiency including, but not limited to, portfolio cash management, capital project analysis, re-syndication positioning, exploring refinancing options, and other repositioning efforts.
The Associate Director, Portfolio Management, must have the ability to analyze property performance by established organizational and industry benchmarks and have the ability to communicate effectively the financial performance of the operating portfolio across various departments. The ideal candidate will be analytical, detail-oriented, and passionate about advancing CHW's mission through data-driven decision-making.
Role & Responsibilities:
- Develop financial models to analyze cash management of CHW's portfolio properties, capital expenditures and residual cash payments.
- Conduct comprehensive financial analyses to support property asset management plans and optimize property financial performance
- Collaborate with Finance and Accounting (F&A) and HRED with annual waterfall calculations and forecasts with sensitivity to property compliance and /or regulatory agreements.
- Review GAAP annual property audits and understand alignment with CHW's consolidated audit
- Collaborate with Asset Managers analyzing trends of portfolio annual operating budgets.
- Take ownership of enterprise level portfolio risk management reporting and analysis, offering recommendations to mitigate risk, to management.
- Review comprehensive financial analyses of property asset management plans and optimize property financial performance at the portfolio management level.
- Coordinate and develop and clearly define performance metrics, with Asset Management team to create consistency in reports, on portfolio property's financial performance using industry and organizational benchmarks and other tools to identify operating efficiencies and opportunities to maximize returns for the operating portfolio.
- Collaborate with Asset Managers on strategic capital plans and budgets to optimize portfolio performance and financial health.
- Collaborate with Housing Real Estate Development and coordinate with Asset Management on underwriting and due diligence efforts related to new acquisitions, re-syndication, refinancing, or other repositioning efforts.
- Analyze, recommend, and present proposals of 15-year exit strategy plan for portfolio properties.
- Assure appropriate capital and reserve investments in projects to maintain asset quality and ensure product relevance and adherence to budget in those investments.
- Remain up to date on submarket and industry trends. Conducts market research and analyzes market data, including occupancy, rental rates, demographics, comparable properties, and economic information.
- Enterprise Resource Platform (ERP) support for portfolio property management needs.
- Leverage ERP system to review consolidated portfolio property financials and prepare analysis and reporting.
Education, Experience and Abilities:
- Bachelors' Degree or equivalent in Business Administration, Real Estate, Finance, Accounting or related fields. A CPA a plus.
- Minimum of 3+ years in finance and accounting role.
- Minimum of 5+ years of relevant experience in affordable housing and/or real estate in settings with portfolios of at least 3,000 apartments.
- Advanced skills in Excel
- Excellent quantitative skills, critical thinking and problem-solving abilities
- Excellent communication and presentation skills, capable of engaging diverse stakeholders effectively.
- High level of attention to detail and accuracy
- Advance knowledge and ability to lead analysis, communicate the implications of property financial and balance sheet results within complex financing structures, as well as build financial models.

Physical Abilities:
The physical abilities to perform tasks may require prolonged sitting, standing and/or moving.
Moves throughout the office spaces, outdoor spaces and building to access areas of resident services.
Moves equipment weighing between 20-35 pounds without assistance. Moves more than 35 pounds with assistance.
Moves through outdoor spaces of varying levels and textures including uneven ground. May have to move around active construction sites and follow the site-specific safety protocol.
Work Environment:

This role requires working at different sites and in areas at varying degrees of distance.
Compensation:
It may vary based on skills, experience and qualifications
$130,000 - $139,800
