Job Summary

The Investment and Asset Management teams at Cabot are directly responsible for the acquisition and operation of each property within our portfolios during the investment holding period. Their primary tasks include responsibly investing and managing partner capital while meeting or exceeding the investment objectives of Cabot's various investment programs. This is accomplished through prudent investment underwriting, thorough due diligence, leasing, property operations oversight, budgeting, internal and external reporting and promoting customer relations. The Analyst position requires a highly resourceful team player who excels at working in a fast-paced environment, sometimes under pressure, while remaining flexible, proactive, and efficient. The individual will need the ability to exercise good judgment in a variety of situations, with strong written and verbal communication, organizational skills and the ability to maintain a practical balance among multiple priorities. This person will work from Cabot's Chicago regional office located in Oak Brook, IL.

Key Responsibilities

Investments Team



  • Prepare cash flow models using Argus and Excel while adhering to the underwriting standards of Cabot and separate account clients
  • Identify economic factors that may positively or negatively impact an investment and communicate such effectively with investment officers
  • Partner with investment officers to put together well-rounded summaries of investment opportunities, which will then be submitted to Cabot's Investment Committees
  • Research and underwrite tenants (public and private companies)
  • Actively coordinate and assist in reviewing investment due diligence materials to ensure items of concern are captured in financial models (Argus and Excel)
  • Review, reconcile and approve closing statements for investments
  • Review and reconcile construction draws and effectively work with portfolio managers and finance team related to development outflow forecasts
  • Research and summarize both macroeconomic information and specific market/submarket information that will impact Cabot's investments
  • Assist in preparation of quarterly and annual investor reporting materials


Asset Management Team



  • Ensure complete and efficient transfer of all property records related to new property acquisitions including due diligence materials and Argus Enterprise ("AE") cash flow models
  • Prepare/review abstracts of lease agreements for input into MRI, Cabot's accounting and lease admin software
  • Assist with the implementation of the leasing strategies, capital improvement programs and other initiatives drawn from the original investment thesis and planned/monitored through the annual operating budget process
  • Prepare the lease transaction summary "LTS" for each lease negotiated by the asset managers
  • Work closely with asset managers and their attorney as they work to finalize lease documents
  • Assist asset managers in the quarterly valuation process & annual budget and reconciliation processes
  • Maintain cash flow models using AE and Excel files linked to AE
  • Partner with asset managers on developing ad-hoc models and maintaining established Excel spreadsheets to facilitate operation reporting
  • Establish rapport with in-house and third-party property managers to review monthly and quarterly operation reports, provide support to asset managers relative to operating variances and promote timely collection of rent payments
  • Frequently attend Real Estate networking events in the markets, as needed
  • Perform other related tasks as they arise


Qualifications & Experience



  • Undergraduate degree with an excellent academic background
  • At least 1-3 years of real estate transaction experience is required
  • Proficiency with Microsoft Office Suite (Excel and Word) and Argus AE is required
  • Advanced Excel formula writing and SQL knowledge is highly desirable
  • Experience with MRI Software is preferred
  • Strong interpersonal skills with the ability to work with all members of the organization
  • Self-motivated, high attention to detail, ability to multi-task and prioritize in a fast-paced environment
  • High level of professionalism and demonstrated ability to maintain confidentiality as required and appropriate


Work Environment & Travel



  • The job is conducted in an office work environment, sitting most of the time
  • Approximately 90% of this position's duties require use of a computer
  • A car is required for this role
  • Occasional domestic travel
