HVAC Controls Technician

Location: Greensboro, NC

Contract: 11 months




  • Troubleshooting complex control circuits, replacing compressors, repairing refrigerant leaks, replacing fan/blower motors, changing out various refrigeration mechanical and electrical controls, and maintaining EPA refrigerant management logs.
  • Maintain and repair complex boiler systems, calibrating boilers to run efficiently, and preparing boilers for state inspections.
  • Performs some equipment replacements and installations, and may work on construction or renovation projects, providing written comments that may not meet plans, specifications, codes, or guidelines.
  • Must possess the knowledge, skills, and ability to operate as an HVAC Controls/first responder technician in developing, coordinating, and executing various HVAC maintenance strategies for new and existing buildings as well as construction
  • strategies in renovation projects. Ability to use air and water balance devices, design and repair pneumatic, electronic, and electromechanical controlled devices, sensors, flow, and pressure regulators; and understand front end graphical user interfaces and how controls are implemented in buildings.
  • Ability to operate building control devices within the design sequence of the systems for proper utilization and energy efficient operation and at times recommend software improvements to others.
  • Must understand the theory and have good working knowledge of pneumatic systems, direct digital control systems, electrical control systems, hydronic systems, air side systems, refrigeration, and steam systems as well as load calculations, air distribution, indoor air quality, and energy. Knowledge of safety needs and air exchange rates of lab systems and vivariums are also required.
  • Strong communication skills for diverse customer populations are also required.
  • Ability to read and comprehend both mechanical and electrical blueprints as well as control drawings.
  • Utilize CMMS, mobile work order system, and generate purchase requisitions as needed.
  • Diagnoses and troubleshoots problems with HVAC equipment and DDC BAS systems and recommends repairs; identifies equipment and/or systems repair and/or replacement needs.
  • Repairs or replaces defective equipment, components, or wiring on HVAC equipment.
  • Carries out preventative maintenance tasks and inspections on HVAC equipment.
  • Coordinates with assigned foreman and/or other trades for the purpose of completing projects and work orders efficiently.
  • Fabricates equipment parts for the purpose of meeting specialty needs and/or replacing unavailable parts.
  • Inform personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action, and/or complying with building and safety regulations.
  • Inspects HVAC systems and their components (e.g., heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs, and recommending preventive maintenance.
  • Installs heating and air conditioning equipment and systems for the purpose of providing enhanced and/or upgraded capabilities.
  • Operates, maintains and repairs DDC BAS and mechanical systems.
  • Operates, maintains, troubleshoots, repairs, and adjusts various components and sub-systems of overall HVAC systems including but not limited to electric/electronic speed controllers, pneumatic sensors, electric/pneumatic valves, motors, humidistats, thermostats, electronic/pneumatic amplifiers, air handlers, and VAV boxes etc.
  • Maintains, troubleshoots and repairs reciprocating and centrifugal chillers, chilled water pumps associated controls, motors air handling devices/equipment.
  • Operates, maintains, troubleshoots, and repairs vapor compression chillers, gas fired boilers, chilled and hot water pumps associated with controls.
  • Operates facility equipment both locally and through the BAS to support building operations (air handlers, exhaust fans, heat exchangers, chillers, air compressors, OR temperatures, pumps, water systems, and more).
  • Requires EPA universal refrigerant certification.
  • Performs initial troubleshooting and remediation of alarm conditions; makes emergency calls for support; and documents room environmental deviations, root cause, and corrective actions in event reports, as needed.
