Job Summary

The VP/Regional Manager of Max Specialty Licensing works closely with the EVP/Director of Specialty Licensing to drive ancillary revenue streams across a designated portfolio of commercial properties. This strategic position is responsible for leading and directing teams to develop and implement specialty licensing strategies that maximize revenue productivity, occupancy, and program performance.

As a key contributor to our commercial real estate ecosystem, this role drives significant revenue growth while enhancing the overall customer experience at our managed properties through innovative specialty retail programs in pop up, partnerships, media, brand activations, automated retail and sponsorships. This role will also interface directly with Clients and Max corporate specialty licensing team to leverage national account relationships. Additionally, this role will assist corporate Specialty Licensing efforts which include, but are not limited to, new business RFPs, national deal negotiations, budgeting/forecasting, financial analysis, meetings and presentations.

Core Responsibilities

Business Development

  • Establish and develop client relationships in assigned regions to keep clients informed on specialty licensing progress at the properties
  • Collaborate closely with property management teams to seek new business opportunities and to ensure specialty licensing strategies align with overall property goals and merchandising mix
  • Develop targeted marketing strategies to promote JLL Max specialty licensing opportunities
  • Collaborate with Regional Property Management team to seek new business and achieve client satisfaction
  • Represent JLL at industry conferences and local business events, where applicable

Financial Performance

  • Support creation, preparation, review, and submission of accurate budgets and rolling forecasts
  • Review monthly property income and expense summaries to ensure goals are achieved
  • Monitor accounts receivable monthly to ensure adherence to A/R policies
  • Ensure property teams maintain data integrity in DealTrak and/or Yardi Retail Manager
  • Review monthly sales performance to identify trends and opportunities
  • Validate commission billings monthly to ensure accuracy and timeliness
  • Conduct regular financial analysis of program performance, including variance reporting and forecasting where applicable

Revenue Generation & Portfolio Management

  • Identify and pursue new regional and national retailers/agencies/brands, categories, and concepts to support program growth across the portfolio
  • Negotiate national and regional deals, where applicable
  • Attune to new and unique specialty licensing concepts and trends, communicating findings to clients (where appropriate), property and corporate teams
  • Review and approve specialty opportunities originated by property and national accounts teams
  • Collaborate with permanent leasing teams on tenant incubation and strategic merchandising plans
  • Create comprehensive annual business plans / play book with clear objectives, strategies, and financial projections for each property
  • Lead, guide and support property specialty licensing teams to implement best practices and leverage corporate resources
  • Assist with design approval, purchasing, and installation of new capital equipment
  • Enforce consistent high-quality visual merchandising standards
  • Share best practices among properties and other related disciplines
  • Utilize JLL tools and technologies to streamline the dealmaking process
  • Conduct regular property visits to evaluate program quality and identify improvement opportunities, where applicable

Employee Motivation and Development

  • Build team cohesion and promote teamwork to achieve revenue goals
  • Recruit, hire, train, coach, develop, and mentor specialty licensing team members
  • Actively participate in designing, planning and executing discipline's training and educational materials
  • Provide strategic coaching to maximize team performance and efficiency
  • Remove barriers to success and provide support to eliminate roadblocks

Special Projects and Miscellaneous

  • Provide specialty licensing information, as needed, for new business RFPs, client and annual meetings, ICSC events, etc.
  • Participate in the planning and presentation of JLL's annual Management University conference
  • Perform additional duties and tasks as assigned

What We're Looking For

  • A Bachelor's Degree in Business, Marketing or Real Estate preferred
  • The ideal candidate will have 3-5 years of proven experience in a similar role
  • Proven track record of achieving or exceeding revenue targets in specialty licensing, licensing or retail sales, preferred
  • Strong knowledge with Microsoft Office products, including Word, Excel, and PowerPoint, is essential
  • A Real Estate License must be obtained within 90-120 days of employment
  • Ability to travel up to 20-30%

  • Familiarity with commercial real estate, particularly in the context of media, short-term licensing, licensing, and ancillary revenue
  • Demonstrates creative and innovative problem-solving skills
  • Committed to personal and professional growth, as well as the development of colleagues

Estimated total compensation for this position:

140,000.00 - 160,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
