Overview

Northwood Technical College is seeking applications from qualified candidates for a full-time Facility Maintenance Manager at the Rice Lake Campus.

The Facility Maintenance Manager is responsible for the physical plant operation, including all buildings and grounds, utilities, and building access of the campus. This position supervises the custodial and maintenance staff and works closely with all departments to provide a safe, clean, and comfortable learning and working environment. The facility manager is responsible for scheduling and supervising maintenance and repair activities, custodial services, and contracted services.

  • Directs, supervises, and evaluates the maintenance and custodial staff to ensure that the work performance meets the standards and expectations of the department.
  • Directs, schedules, and oversees external contractors (electricians, plumbers, roofers, painters, landscapers, HVAC technicians, etc.).
  • Assists the Director, Facilities & Safety in the development of departmental procedures for assigned areas of responsibility.
  • Assists the Director, Facilities & Safety regarding the improvement of physical facilities and grounds by developing long-range plans for upgrading electrical, mechanical, and structural systems and recommending replacement of building operations equipment.
  • Administers preventative maintenance programs for facilities and inspects facilities to determine repair or replacement needs.
  • Helps maintain a safe campus environment by ensuring all emergency systems and elevators are properly maintained and tested in accordance and are operational.
  • Troubleshoots and responds to after-hour issues as needed regarding the operational aspects of the facilities such as HVAC issues, fire alarm malfunctions, intrusion alarms, electrical outages, water leaks, etc. ensuring a timely and effective response.
  • Assist the Safety and Compliance Coordinator in enforcing policies, laws, and regulations governing environmental protection, the handling of hazardous materials and hazardous waste, and the use of chemical substances and materials.
  • Assist the Safety and Compliance Coordinator in conducting unsafe condition/injury investigations.
  • Monitors the safety and accessibility of the campus facilities. Serves as the point of contact for the department for code (e.g. ADA, Fire Life Safety) compliance issues, accessibility improvement projects, and/or other code-related issues.
  • Assist the Director, Facilities & Safety in the planning, design, and construction of campus renovation/addition projects.
  • Works with the Procurement Manager as appropriate in developing bid/quote specifications and contract documents for contract work to be performed and analyzing proposals/estimates.
  • Develops and monitors campus department budget; orders equipment and supplies; monitors inventory; requests capital expenditures as needed.
  • Administration of the campus based key card system.
  • Oversee the campus surveillance camera operations.
  • Oversee building access, fleet vehicle maintenance, and shipping and receiving activities.
  • Coordinates the disposal/sale of surplus/obsolete college assets.
  • Collaborate with faculty and staff in providing an environment for students that is conducive to learning.
  • Actively participate in campus, regional, college-wide, and state teams and committees such as the WTCS Facilities Group, Regional Leadership Team, Emergency Response Team, and the College-wide Safety Committee.
  • Designated as a Campus Security Authority (CSA) to receive and report criminal incidents to the Northwood Tech Facilities & Safety Department by virtue of this role's responsibilities at the College.
  • Other duties as assigned.


Qualifications

Degree & Experience Required:

  • Combination of related education and/or work experience totaling seven years; at least one year must be supervisory/leadership experience

Knowledge, Skills, and Abilities:

  • Proficiency in the use of Microsoft Office suite and the ability to effectively apply technology to tasks and projects
  • Experience leading projects through time management and effective delegation
  • Knowledge of and experience with plumbing, heating, refrigeration, air conditioning, hydraulics, engine mechanics, electrical, grounds care, and facility maintenance
  • Ability to obtain driver's license and insurance coverage in accordance with College policy

FY26 Salary - Grade L - $64,409 / year
