Description

The Director of Facilities oversees building management operations for the AAAS Headquarters located at 1200 New York Ave NW in Washington, DC. The Director of Facilities is a hands-on leader and coordinator. The Director is responsible for the day-to-day coordination of AAAS facilities operations, including building maintenance, staff seating, office furniture management, and mailroom operations. The Director is responsible for oversight of the Akridge property management firm and liaises regularly with the assigned Akridge management and engineering team to ensure the priorities of AAAS are included in the day-to-day operations of the AAAS building. These priorities include safety, security, energy efficiency, sustainability, and organizational vision. The Director works closely with Akridge to ensure all mechanical and electrical systems are regularly maintained and all physical spaces meet regulatory compliance and code. The Director is responsible for careful management of the Facilities Department budget, including review and submission. Budget oversight also includes a detailed understanding and active involvement in development of the Akridge operational budget. Working closely with the CFO, the Director of IT, and AAAS event planners, the Director of facilities will ensure the AAAS Conference Center and staff conference rooms meet modern standards for hosting in-person, virtual, and hybrid in-person/virtual meetings. The Director of Facilities is the designated lead of the AAAS Emergency Response Team. This role ensures Facility compliance with all relevant health and safety regulations.

What You'll Do



  • Oversees the efficient and effective functioning of building systems including mechanical, electrical, fire/life safety, and elevators through day-to-day interfaces with the Akridge property management firm.
  • Manages the operational budget for the Facilities Department including forecasting and tracking of expenditures. Provides active input and oversight to the Property Management company, Akridge budget.
  • Ensure cost-effective procurement of supplies and services to the building.
  • Works in concert with meeting planners, information technology, and vendors to ensure effective operations of the AAAS Conference Center.
  • Ensures AAAS staff have safe, inviting, compliant, and effective work environments.
  • Directs safety and security as the head of the Emergency Response Team.
  • Works closely with the Property Management Company to align facilities management strategies with overall building and organizational objectives.
  • Works with the Property Management company to conduct regular safety inspections and implement corrective actions as necessary.
  • Manages the building's energy usage and implements strategies in conjunction with the Property Management company to improve energy efficiency.
  • Monitor and assist the Property Management company with the building's security, janitorial and cleaning services to ensure the building is kept in a clean, safe and orderly condition.
  • Provides regular updates and reports on building status, maintenance activities and safety issues.
  • Collaborate with building engineers on long-term planning for building improvements and capital projects.
  • Serves a primary conduct outside of the Property Management company for tenants regarding facilities-related issues. Addresses tenant complaints and works to ensure tenant satisfaction and concerns are promptly handled.


Minimum Requirements



  • Professional certification in building management, CFM (Certified Facility Manager) preferred, FMP (Facility Management Professional) at a minimum.
  • Seven years of experience in the field.
  • Demonstrated expertise in building management, including managing vendors, engineering staff, security staff, and cleaning personnel.
  • Proven knowledge of green building guidelines, LEED AP certification a plus.
  • Demonstrated experience selecting, purchasing, and managing the installation of A/V equipment and telecom for conference rooms.
  • Proven expertise in budgeting management including capital budget management.
  • Extensive knowledge of facility management along with building systems, operations, and sustainability.
  • Expertise in modern safety and security procedures for facility management.
  • Proven knowledge of conference center operations and best practices.
  • Demonstrated understanding of the mail center operations.
  • Knowledge of various construction techniques as well as a proven understanding of local jurisdiction codes and guidelines.
  • An ability to stand for long periods and walk for extended periods throughout the building.
  • An ability to lift 20 pounds for extended periods.
  • This position is not eligible for telecommuting and may be required to be on site during closures, off-hours, and weekends.

The anticipated initial rate of compensation for this position is $90,000 - $115,000 per year. AAAS currently provides the following benefits for this position: paid vacation leave, paid sick leave, paid holidays, health insurance, flexible spending account, dental insurance, life insurance, vision insurance, retirement benefits, short- and long-term disability, each subject to the terms of the applicable program. Additional benefits may apply.
