As the Industrial Property Management Lead (IPM Lead), you will have overall responsibility for the industrial property management business in your market. Reporting to the Regional Manager with matrix reporting to the Head of US Industrial Property Management, your role will involve leading the industrial property management team and driving growth in the industrial business, while maintaining high standards of service delivery and client satisfaction.

The IPM Lead role is based on-site.

WHAT YOU'LL BE DOING

Leadership and Team Management:

  • Leading and managing the industrial property management team, ensuring high performance, collaboration, and professional growth.

  • Providing guidance and support to the team, including general managers, assistant general managers, engineers, administrative support, and service partners.

  • Fostering a positive and inclusive team environment, encouraging teamwork, innovation, and continuous improvement.

  • Overseeing, managing, and developing staff within the industrial property management team, ensuring open communication, engagement, and empowerment.

  • Keeping employees informed and involved in key decisions and establish goals and objectives for managers and supervisors that align with strategic objectives.

  • Overseeing the recruitment of qualified professionals within the portfolio, ensuring the team has the necessary skills and expertise.

  • Planning and conducting training programs for managers' meetings to enhance knowledge sharing and professional development.

Industrial Property Management Excellence:

  • Developing and implementing best practices for industrial property management, ensuring industry-leading service delivery and client satisfaction.

  • Striving to grow the JLL industrial property management platform in the market, expanding the client base and enhancing market presence.

  • Managing a profitable P&L for multiple assets, monitoring financial performance, and identifying opportunities for cost savings and revenue growth.

  • Ensure the implementation of JLL standards on newly acquired properties and maintain adherence to standards on existing properties within the portfolio.

  • Participating in the development and implementation of strategically oriented plans to meet the division's management service's needs.

  • Contributing to the formulation of strategies for growth and service expansion within the industrial property management sector.

  • Responsible for ensuring successful market audits, maintaining compliance with corporate and industry standards.

Client Relations and Business Development:

  • Taking a national leadership role within the industrial property management team, representing JLL to national and local clients.

  • Supporting leasing goals by maintaining strong client relationships, understanding their needs, and providing exceptional service.

  • Playing an active role in the preparation, presentation, and development of new business opportunities for industrial property management.

  • Identifying and cultivating favorable new management opportunities within the industrial property sector.

  • Working closely with the regional manager and national lead on pursuing new business opportunities, contributing to business growth and market expansion.

National CRM Role and Client Interaction:

  • Taking on a national CRM (Client Relationship Management) role, building and maintaining strong relationships with clients.

  • Serve as a trusted advisor to clients, understanding their strategic objectives, and providing innovative solutions and industry insights.

  • Maximize client satisfaction by aligning property management services with their needs and delivering value-added offerings.

New Business Focus

  • Oversee and ensure the successful start-up of key property management assignments, providing guidance and support in the initial stages.

  • Responsible for negotiating management agreements for industrial properties, ensuring terms are favorable and aligned with client needs and JLL standards.

Financial Management and Reporting:

  • Monitor and forecast corporate income and expenditures for the respective industrial property markets.

  • Ensure timely delivery of all required reporting, both internally and to clients.

  • Completing and/or tracking all maintenance CAM (Common Area Maintenance) fee and management fee billings to ensure accuracy and timeliness.

  • Maintain accuracy of SharePoint sites and update CRM data.

WHAT YOU BRING TO THE TABLE

  • Bachelor's degree (B.A./B.S.) in finance or related field. MBA or advanced degree is a plus.

  • Minimum of 10+ years of experience in commercial property management.

  • Minimum of 10+ years of experience leading and managing a team.

  • Real Estate Salesperson License, required within six (6) months of employment with JLL

  • Excellent customer service skills.

  • Excellent verbal and written communication skills.

  • Proficiency in MS Office products and property management software (Yardi).

  • Strong financial skills.

  • Ability to multi-task and effectively organize responsibilities to achieve portfolio goals and objectives.
