Job Description Summary:

The Director of Operations Support manages and serves as a member of the Leadership Team. The Director oversees the operations and support functions that enable property managers and other team members to effectively manage properties.

This role focuses on strategic planning, training, marketing, new construction lease-up management, maintenance and providing resources to achieve operational goals.
  • Strategic Planning and Execution:Develops and implements strategic plans and operating budgets for the property management department.
  • Financial Management:Manages budgets, monitors financial performance, and identifies areas for cost optimization.
  • Team Leadership and Development:Leads, mentors, and develops a team of Operations Support Leaders, providing training and development opportunities.
  • Relationship Management:Builds and maintains strong relationships with internal clients, vendors, and other stakeholders.
  • Operational Efficiency:Implements and monitors systems and procedures to optimize operational efficiency, including using tools and technologies.
  • Data Analysis and Reporting:Collects, analyzes, and reports on key performance indicators (KPIs) to track progress and make data-driven decisions.
  • Policy, Procedures and Best Practice:Manages the development, implementation, and evaluation of policies, procedures, and best practices within an organization. ensure compliance, improve efficiency, and promote a strong culture of consistency and quality. This role often involves collaboration with various departments and stakeholders to ensure policies are relevant and effective.

  • Property Management Expertise:Experience in property management, including leasing, marketing, and property maintenance, is highly valued.
  • Problem-Solving and Analytical Skills:The ability to analyze complex situations, identify problems, and develop solutions is essential.

Experience, Education, Training and Qualifications

  • Ten (10) years of increasing property management responsibility to include all aspects multi-site operations to include lease up of new construction assets, maintenance, marketing and training and development.
  • High School Diploma or G.E.D. required, Bachelor's degree preferred.
  • Knowledge of affordable housing is required. Advanced industry training credentials which authenticate understanding of rental housing programs.
  • Strong financial acumen; A strong understanding of financial statements, budgeting, and financial analysis is necessary.
  • Demonstrated experience and solid track record in managing the lease up of New Construction assets with affordable programs.
  • Demonstrated experience of Marketing to maintain and/or exceed occupancy goals.
  • Demonstrated experience in project management from inception to completion.
  • Strong leadership, communication, and interpersonal skills are essential to effectively manage and motivate a team.
  • Ability to lead, direct, and motivate others to innovate and excel.
  • Ability to work in a fast-paced environment demonstrating strong organizational and follow up skills along with an ability to manage multiple priorities.
  • Strong verbal and written communication skills with the ability to interact, in English, with a diverse group of associates, residents, external agencies, internal and external stakeholders.
  • Ability to apply reason, logic, and advanced problem-solving skills to resolve complex and/or sensitive issues.
  • Ability to read, in English, at a level sufficient to understand policies and procedures, safety notices, general business correspondence and/or documentation.
  • Strong computer and keyboarding skills with proficiency in Microsoft Word and Excel, Yardi or equivalent, and the ability to quickly master new applications.
  • Possess and maintain timely and reliable transportation.
  • Ability to travel to any community in the Enterprise Residential Properties portfolio. Travel, including some out of state, overnight, and extended stay, may be required up to 50% of the time.Mileage reimbursement will be provided.

  • The base salary range for this role is $135,000 to $155,000/year depending on level of skills and experience.
  • The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance. The salary range is just a part of the total rewards package provided to employees at Enterprise, and other rewards may include annual performance bonuses and generous paid leave programs.

Work Location and Work Time

  • The Director of Operations Support will be assigned to the Baltimore office. Assigned days in office will be determined by the Head of Property Management. This is a Hybrid position with a significant amount of time spent in the market areas visiting the properties. Mileage reimbursement will be provided.
