Facility Manager

***This position requires an active Secret clearance or the ability to obtain a Secret clearance to be considered. ***

Compensation & Benefits:

Estimated Starting Salary Range for Facility Manager: Pay commensurate with experience.

SUMMARY

The Facility Manager coordinates all building maintenance repairs with building representatives. Responsible for monitoring any building modification projects to include workspaces, community spaces such as conference and break rooms, electrical, and HVAC. Perform a variety of general maintenance and repair of equipment and buildings requiring practical skill and knowledge in such trades as painting, carpentry, plumbing, masonry, and electrical work. Work involves a variety of the following duties: using plaster or compound to patch minor holes and cracks in walls and ceilings; repairing sinks, water coolers, and toilets; painting structures and equipment; replacing damaged paneling and floor tiles and performing general maintenance on equipment and machinery.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Includes the following:



  • Coordinates work schedules
  • Maintains personal rosters as staff gets rotated into temporary workspaces.
  • Coordinates with government managers for excessing government property.
  • Executes any new security policies as defined by Division Management.
  • Schedules all maintenance repairs for existing space.
  • Assists with all planning and design phases, estimating current and future space requirement, managing office and furniture allocations, implementing new security policies, and maintaining personnel rosters.
  • Coordinate and monitor project from start to finish
  • Assists with new SCIF installation.
  • Attend scheduled renovation project meetings.
  • Assists government management with maintaining their emergency action plan.
  • Responsible for reporting any security incidents.
  • Schedules servicing/installation of vending machines.
  • Submits repair and/or new requests for shredders.
  • Conduct daily facility walkthroughs looking for areas in need of repairs
  • Monitor and maintain the Building Automation System (BAS) functions
  • Monitor and maintain facility temperatures and HVAC systems via the BAS
  • Make minor furniture repairs
  • Monitor and control loading dock area(s)
  • Print and install cubical and office signage
  • Input and update FAC work tickets and F80 request in CAFM
  • Draft and submit Form 70's with vendor quotes when needed
  • Respond to all after-hours facility issues to assess the problem and make repairs or coordinate vendor repairs.
  • Constructs, fabricates, installs, maintains, or repairs equipment, tools, buildings, machinery, or other facilities of organization; ensures proper and satisfactory operation and use; utilizes various skills (e.g. plumbing, painting, electrical).
  • Maintains necessary reports, data, and information pertaining to work performed, maintenance, repair or preventive maintenance situations and collaborates with assigned internal clients and external or contracted maintenance personnel on various assignments.
  • Perform operator maintenance on all equipment used in execution duties and report higher echelon maintenance requirements to appropriate personnel.
  • Assists in training of general maintenance workers and staff in repair, inspection, testing, maintenance, and operations of equipment to improve performance and skill.
  • Follows established departmental safety guidelines/standards, including use of safety equipment (e.g. head, shoe and body cover, gloves, shield, respirator, and proper tools).
  • Performs other job-related duties as assigned.


SUPERVISOR/MANAGEMENT AUTHORITY

Lead and/or guide the work of other employees.

EDUCATION AND EXPERIENCE



  • Performs other job-related duties as assigned.
  • At least eight (8) years of experience managing project control or an equivalent combination of education and experience.
  • Proven ability to identify complex program requirements.
  • Experience providing advice and presenting reports to senior management officials.
  • Knowledge of relevant laws, regulations, policies, and precedents.
  • Proficiency in conducting detailed analyses and presenting actionable recommendations.
  • Must be a US citizen
  • Must pass pre-employment qualifications of Cherokee Federal
  • Secret clearance is required with the ability to obtain a Secret clearance.



KNOWLEDGE, SKILLS AND ABILITIES



  • Knowledge of Microsoft Office products and other business-related programs such as Deltek.
  • Working knowledge of the Federal Acquisition Regulations and other regulatory requirements attributable to government contracts.
  • Advanced knowledge of the various aspects of project controls, accounting,
  • Analytical and problem-solving skills including the ability to identify issues and recommend workable solutions.
  • Excellent communication, organization and analytical skills.
  • Ability to understand construction logic and sequencing of complex federal construction projects and methodology.
  • Ability to work with cross-functional groups and build internal/external relationships.
  • Ability to properly manage, coordinate and prioritize resources, people, work activities and projects.
  • Ability to comprehend and communicate complex ideas, processes, and deliverables to senior leadership.
  • Ability to train employees and peers on core project control requirements.



WORK ENVIRONMENT

Moderate sound (e.g., business office with office machines and computers, people traffic), some outdoor weather conditions and all routine job tasks inherent in position; the ability to stand and walk one-third to two-third of the time; the ability to talk or hear; use hands to finger, handle or feel; close vision; color vision; depth perception and ability to correct and adjust focus. Ability to lift 75 pounds.
