Purpose of the Job The role of the Consumer Real Estate Post Close Insurance Specialist encompasses a wide array of responsibilities aimed at efficiently meeting the diverse loan insurance needs of our member-owners. By ensuring the Credit Union is safeguarded against potential losses arising from uninsured collateral, this position plays a vital role in fulfilling the Credit Union's mission of enhancing the lives of our member-owners. Responsibilities include tracking and maintaining collateral protection insurance for real estate loans, managing insurance loss claims, and meticulously reviewing all documents pertaining to real estate transactions. Additionally, the Real Estate Post Close/Insurance Specialist is tasked with ensuring the completeness, accuracy, and compliance of all home equity documentation with company policy and federal regulations, as well as the completion of certificates of satisfaction/releases of outstanding liens and tracking of original recorded deeds of trust and note agreements Essential Functions and Responsibilities
- Serves as point of contact for members and frontline staff, answering questions regarding all aspects of quality control for home equity loans and insurance for home equity and mortgage related loans.
- Performs post- closing quality control for home equity loans ensuring adherence to policies, procedures, regulatory requirements, compliance, proper documentation, and verifies loan is booked in loan origination system accurately.
- Works with title company and/or closing attorney to ensure the accuracy of collateral documents and corrects any errors and re-records to protect lien position.
- Ensures paid out home equity loans have been properly closed and proper documentation has been sent to the county of record for cancellation in accordance with general statutes. Corresponds with attorneys, other lenders, and members to ensure this process is done in compliance with federal regulations.
- Tracks and archives original recorded deeds of trust and original note agreements in accordance to federal regulations
- Tracks and reports loan exceptions, including processing errors and collateral recording, to frontline staff and management.
- Manages homeowners' insurance loss claims for all mortgage and consumer real estate loans, including determining nature and extent of loss and degree of monitoring required according to credit union and investor requirements. For monitored claims, obtains estimates of repairs and other documentation from adjusters and contractors, tracks repairs, obtains inspections and disburses funds. Serves as primary point of contact for all parties for the duration of the repairs.
- Monitors force placed insurance policies from insurance tracking vendor for consumer real estate loans, researches missing policies and other service issues, contacts members and agents to obtain proof of coverage.
- Monitors flood insurance escrow disbursements, submits check requests to Accounting and mails payments in a timely manner, ensuring continuation of members' flood insurance coverage.
- Serves as liaison for the credit union, insurance providers and policyholders, communicating the status and eligibility of all relevant insurance claims, force placed insurance policies, and any additional account research needed.
- Handles servicing related phone calls from members, closing attorneys, title companies, and any other credit union channels needing assistance with home equity post close services
- Assists in the research and resolution of real estate collateral insurance related to member escalations within guidelines and regulations. Provides a solution that adheres to the credit union mission statement.
- Provide management with regular updates, relevant reports on key responsibilities and objectives, identifying problems and opportunities, and recommending solutions to improve processes related to Home Equity Fulfillment
- Provide management with ongoing updates, appropriate reporting on loss insurance claims through utilization of the Built software program.
- Maintains on-going professional relationships with multiple departments, internal staff, member-owners, and third-parties, always adhering to Credit Union and team service standards.
Other Duties and Responsibilities
- Cross-train to perform Consumer Real Estate Servicing Specialist, as needed.
- Assists with other tasks and projects as assigned by leadership
Knowledge, Skills, and Abilities
- Must have sound understanding of standard concepts, practices, procedures, regulations, and compliance within the real estate lending environment, as well as services offered by the Credit Union
- Must be familiar with underwriting guidelines and real estate lending compliance, including but not limited to HMDA, TRID, Fair Lending and ECOA
- Must have sound judgment, excellent critical thinking and problem resolutions skills and the ability to manage and prioritize multiple tasks
- Must have strong time management skills and be able to work under multiple deadlines efficiently & effectively
- Must be flexible and able to shift resources and priorities as required
- Must have experience with MeridianLink Loans PQ or other similar loan origination software
- Must have experience with Fiserv DNA or other comparable core system
- Must have intermediate knowledge on Microsoft Outlook, Excel and Word
- Must be able to secure, build and maintain strong vendor relationships as needed
- Must be able to complete all assignments with minimal supervision and work in a general office environment
- Must possess a strong commitment to providing excellent service to Truliant's members
Physical Requirements
- Occasional standing, walking, bending, and stooping required
- Must be able to sit at a desk for long periods of time and use a computer
- Must be able to moderately lift or move up to 5 pounds and occasionally lift or move up to 10 pounds
Education and Background
- Minimum of 3 years of home equity processing or servicing experience required
- Minimum of 3 years of insurance servicing preferred
