About Rivian's Stanton Springs North Plant: Proudly Made in Georgia. Rivian is dedicated to creating a more sustainable future, and our Stanton Spring North Plant in Georgia will be instrumental in achieving this vision. This unique greenfield opportunity involves creating the state-of-the-art facility's HVAC and Plumbing Design. This plant will employ over 7,000 people and serve as the production plant for Rivian's Compact SUV, the R3, coming in 2028.

About Rivian's Facilities Production Design Team:

Our team plans and oversees the design and construction quality of Rivian's global portfolio of production facilities. We are a diverse group of Architects, Mechanical, Electrical, Plumbing (MEP), Fire Protection, Process, Chemical, Structural, and Civil Engineers, along with Technical Subject Matter Experts and Building Specialists. Together, we build world-class facilities that enable Rivian to scale. We challenge the status quo and deliver innovative, cost-efficient solutions to complex problems across Rivian's existing and proposed vehicle production facilities.

About the Role:

This specific Preconstruction Manager Lead role will be responsible for implementing, managing, and maintaining cost control systems for Rivian's Stanton Springs North facility project in Social Circle. In this role, you will use existing workflows while also creating new workflows and gaining very unique Greenfield project experience. This position will ensure project estimates and costs are recorded and tracked per Rivian standards, will assist in preparing cost estimates, performing quantity takeoffs, and will also support the project team by using historical cost data, market trends, quotes and any other means to ensure cost accuracy.

• Develop project estimates using first-principles methodology, considering materials, labor, and unique site conditions.

• Establish and maintain project cost controls and change management processes to support project management throughout the project lifecycle.

• Design and document cost and change control procedures, ensuring compliance with contractual requirements for vendor agreements.

• Maintain accurate cost tracking by enforcing vendor and owner cost reporting standards from project initiation to completion.

• Conduct cost analysis and benchmarking studies to inform project decisions from inception through closeout.

• Research market trends and conditions for both domestic and international projects to enhance cost forecasting accuracy.

• Develop strategies to ensure contract agreements align with current market trends and industry best practices.

• Provide conceptual, programmatic, and detailed cost estimates, incorporating unit cost analysis and benchmarking data.

• Implement estimating tools and processes that generate detailed reports based on site conditions and design specifications.

• Identify and propose value engineering opportunities with associated cost savings to optimize project budgets.

• Assess and mitigate project risks.

• Compile and analyze early-phase project data from real estate, design, and construction teams, identifying data gaps and conducting necessary research.

• Review contractor bids to verify accuracy, ensure compliance with standard formats, and request subcontractor breakdowns as needed.

• Enforce bid submission and change order requirements while supporting procurement teams in negotiating unit prices and fees based on data models.

• Support the implementation of key business processes related to project management, cost forecasting, reporting, change management, and financial controls.

• Provide training and support to partner vendors on cost management processes throughout the project lifecycle.

Required:

• Education: At least a Bachelor's Degree in Construction Management, Engineering, Architecture or a related subject is needed for this role.
• Cost Estimation Experience:
  • At least 5 years of progressive construction estimating experience is also needed.
  • At least 5 years of doing the preconstruction estimating experience predicting project costs before building begins, encompassing equipment, permits, expenses.
  • At least 5 years of assessing project feasibility, along with setting and resetting a multimillion dollar budget is also needed.
• Travel: Ability to travel is needed for this role so this person can attend Design Workshops at Rivian's Plant in Normal, Illinois, to Rivian's future Midtown Atlanta office, and to the Stanton Springs North Plant in Social Circle, Georgia.
• Relocation: Ability to eventually work at Rivian's Stanton Springs North Plant or the ability to relocate to the Social Circle area for the role. Note: Relocation would be provided by Rivian.
• Technical Skills:
• Software: Estimating Proficiency in using Autodesk Construction Cloud (ACC), Bluebeam, Building Connected, or Buildertrend is needed.
• Proficient in the use of standard business software applications such as MS Word, Excel, Outlook, or Google Suite.

• Ability to communicate with Internal Design, Real Estate, ME and Construction teams, and external contractors.

• Able to build and maintain strong working relationships.

• Able to quantify projects both at a high level or perform a detailed takeoff if needed.

• Strong attention to detail; able to thoroughly review plans, contractor estimates, and scopes of work.

• Capable of independent action with minimal direction ; can determine daily actions based on high level team goals

• Highly effective negotiation skills.

• Thorough understanding of construction administration processes, including contracts, budgets, construction documents, change orders, schedules, RFIs, submittals, and material procurement.

• Quantity takeoff (QTO) experience with precise measurement and listing of materials, labor, and equipment needed.

• Proficient time management and organization skills are also needed.

• Excellent oral and written communication skills.

• Physical Demands:

  • Ability to be exposed to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions and risk of electrical shock.

  • Ability to be around moderate to very loud environmental noise.

  • Ability to climb permanent and temporary stairs, ability to climb ladders, and negotiate work areas under construction.

Salary Range for Rivian Applicants: $125,800 - $157,200

Note: Actual compensation will be determined based on experience, location, and other factors permitted by law.
