Overview

This position a manager-level position for a fully dynamic, experienced, team-oriented professional to serve as the primary interface between external partners / visitors and internal Myriad team members for all things related to facilities. Must enjoy working with vendors and the public and have a passion for customer service. The primary role requires supervising, overseeing, supporting, coordinating, or performing work in trade areas such as (but not limited to): HVAC and Control Systems, Fire Systems, RO Systems, Security Systems, Elevator maintenance, Lighting and Building Control Systems, Restroom maintenance, Landscape/ Irrigation, window washing, custodial, minor plumbing, general repairs and maintenance, minor construction, signage, and painting. This individual will work on a variety of tasks from negotiating contracts to plunging toilets. This property management role demands a high level of accountability, a professional demeanor, and the ability to build and foster relationships. A qualified candidate will have expert knowledge of facilities, building systems, equipment, tools and can be self- sufficient in their job role along with supervising and training staff. Facilities Manager will be required to support the campus operations 24/7 as the campus needs dictate.

Responsibility

Must enjoy working with vendors and the public and have a passion for customer service. Also enjoy working on a variety of tasks from negotiating contracts to plunging toilets. This property management role demands a high level of accountability, a professional demeanor, and the ability to build and foster relationships. Facilities Manager will be required to support the campus operations 24/7 as the campus needs dictate so being flexible and working some evenings and weekends is a must.
  • Has above expert knowledge of facilities, building systems, equipment, tools and can be self- sufficient in their job role along with supervising and training staff. This manager shall possess the desire to continue learning and growing with all aspects of facilities and intends to make progress in a career in facilities.
  • Primary role requires supervising, overseeing, supporting, coordinating, or performing work in trade areas such as (but not limited to): HVAC and Control Systems, Fire Systems, RO Systems, Security Systems, Elevator maintenance, Lighting and Building Control Systems, Restroom maintenance, Landscape/ Irrigation, window washing, custodial, minor plumbing, general repairs and maintenance, minor construction, signage, and painting.
  • Creates schedules and conducts property inspections, coordinates appropriate services for issues that need to be corrected, follow up to ensure appropriate resolution and communicate status to upper management.
  • Assists with monitoring costs for vendor services and provides input for overall department budgets
  • Provides oversight and guidance to ensure all staff level employees are working safely and in accordance with OSHA guidelines.
  • Performs some administrative functions such as producing reports, reporting and building maintenance, utility consumption and access control issues.
  • Provide direct supervision to ensure all preventative maintenance work / projects for various facilities and building systems.
  • Utilize Project Management techniques and processes to oversee / supervise remodel/construction projects. When directed by upper management, Facility Manager will perform the project management of a project as needed.
  • For projects, possess ability to provide design input, bidding of work, creation and submission of financial documents for approval and oversight of external vendors.
  • Work with leadership to review / review or establish new standards and protocols for the facilities department
  • Be willing to work with staff at other Myriad campuses to ensure alignment of processes and systems
  • May be required to share a rotation of the on-call schedule and emergency callouts. On call typically consists of a rotation of 24 hour on call for 7 days at a time.
  • Manages or supervises furniture installs, employee relocations and building move-outs
  • Operates power equipment that includes drills, power saws, and other equipment as required. Ability to train others on proper operation of power tools as well.
  • Ability to read, interpret and apply documents such as operation manuals, safety data sheets, building code books, OSHA manuals, and work orders.
  • Ability to communicate effectively with management, employees, and visitors.
  • Ability to solve routine problems and deal with a variety of variables.
  • Ability to understand and give a variety of written and verbal instructions.
  • Ability to quickly assess a variety of data in emergencies to develop effective solutions.
  • Supervise and train facilities maintenance technicians.

Qualifications

  • Bachelor's Degree is preferred in Facilities Management, Construction Management, Real Estate Development; however, high school diploma is acceptable with 5-10 years of related experience
  • Possess a valid Driver's License.
  • A minimum of 7-10 years of experience is required in following trades; carpentry, plumbing, painting, HVAC and/or electrical trades is required.
  • Schedule varies and On-call schedule will apply.
  • Working knowledge and proficient in, Bluebeam, Office Space, Limble, MS Excel, MS Word.
  • Proven oral and written communication skills.
  • Possess a "can-do" attitude and look to serve building constituents
  • Responds to change as a positive challenge.
  • Significant level of multi-tasking
  • Ability to preserve confidentiality.
  • Accuracy and attention to detail
  • Schedule will be full time Monday through Friday and some extended hours/weekends
  • This is an on-site position (not remote)
  • Very limited travel may be necessary.


Physical Requirements

Lifting Requirements - hard work or exerting up to 100 pounds of force occasionally, 50 pounds of force frequently and 20 pounds of force consistently. Physical Requirements - moving, operating, ascending/descending, communicating, observing, reaching, and repetitive motion. Use of equipment and tools necessary to perform essential job functions. Hazards and Atmospheric Conditions - exposure to fumes, dusts, extreme temperatures, wet and/or humid, and noise. OSHA Category I -duties performed routinely requires exposure to blood, body fluid, and tissue.
