The Director, General Facilities Management will lead all aspects of the corporate headquarters campus facilities, including services, maintenance, repairs, improvements, safety compliance, strategic planning and budgeting. Ensure smooth functioning of buildings and grounds while optimizing efficiency and cost-effectiveness. through strategic planning and management of staff and external contractors under the leadership of the Global Facilities Sr. Director, operating at the Fort Worth (Main Facility), TX, USA In this role, a typical day will include:
- Strategic Leadership and Planning:
- Develop and implement long-term facilities management strategies aligned with corporate goals.
- Lead the creation and execution of comprehensive facilities management plans, including preventative maintenance schedules and capital improvement projects.
- Drive innovation in facilities management practices to enhance operational efficiency and sustainability.
- Oversee the development and maintenance of a 5-year strategic plan and campus master plan.
- Financial Oversight and Budgeting:
- Provide strategic direction for the facilities department budget, ensuring alignment with corporate financial objectives.
- Monitor and control facility operating costs, identifying areas for cost reduction and resource optimization.
- Provide tracking and monthly forecasting of FW Campus Services OPEX Budget (13M+/-) and CAPEX Budget (20M+/-). Includes review of monthly actuals, financial conflict resolution, monthly forecasting and provides input for Strat Plan and Annual Budget process with focus on but not limited to Projects, Bought in Services, R&M, Utilities, Tax, etc. areas of oversight.
- Maintenance and Operations Oversight:
- Maintains the physical assets effectively and manages an operation and maintenance team that focuses on customer service in support of the business mission.
- Supervise and manage a team of facilities staff, including energy plant operators, maintenance technicians, automation technicians and groundskeepers.
- Oversee daily maintenance activities, including building systems checks, repairs, and preventative maintenance of HVAC, electrical, plumbing, fire safety systems, and other building components. Oversees CMMS and distribution of work requests.
- Coordinate and manage external contractors for specialized maintenance, repairs, and construction projects.
- Directs, mentors, and coaches Facilities staff to deliver services within a collaborative environment with a focus on best practices, quality, performance, and sustainability goals.
- Services Oversight:
- Provide direction and management of site services (facilities management) for the campus. Site Services includes, but is not limited to, Janitorial, Food Services, Mailroom, Uniforms, Supplies, Lab Services, and Project Support/Augmentation.
- Support events around the Ft. Worth Campus as needed and provide coordination of the facilities team to ensure all event needs are fulfilled.
- Provide oversight of the Fort Worth Facilities Service Center.
- Safety and Compliance Leadership:
- Ensure compliance with all safety regulations, including building codes, environmental standards, and ADA accessibility.
- Implement and maintain robust safety procedures and protocols, conducting regular inspections and employee training.
- Partner with Health, Safety, and Environment (HSE) teams to proactively address safety concerns and promote a safe working environment.
- Space Management and Optimization:
- Lead the strategic planning and management of space allocation and utilization across the headquarters campus.
- Oversee facility remodels and renovations, ensuring projects are completed on time, within budget, and aligned with strategic goals.
- Project Management:
- Creates, maintains, and delivers Owner's Project Requirements to the project planning team during capital project planning and design phases. Manages the process to successfully transition from construction phase to operations and maintenance, including integration into CMMS.
- Vendor and Stakeholder Management:
- Establish and maintain strategic partnerships with vendors and contractors, negotiating contracts to ensure high-quality services.
- Collaborate with corporate leaders and other departments to address facility-related issues and align maintenance activities with operational needs.
- Build strong relationships with key stakeholders to support the overall mission and objectives of the corporate headquarters.
- Performance Management and Reporting:
- Develop and track Key Performance Indicators (KPIs) to measure the success of facilities management programs.
- Develop and track Key Performance Indicators (KPIs) to measure the success of facilities management programs.
- Collaborate with other departments to address facility-related issues and coordinate maintenance activities with operational needs.
- Identifies and resolves obstacles such as misalignment between the business and supporting functions. Partner with site leadership for resolution of gaps which inhibit strategy, operations and project execution.
- Oversees Facilities Condition Assessments and manages preparation of a Scheduled Maintenance Program and assists in the preparation of the Bi-Annual Report on the Condition of Facilities, which includes a Facility Condition Index (FCI).
WHAT YOU'LL BRING TO ALCON:
- Bachelor's Degree Engineering (Industrial, Mechanical, Civil) or Business is preferred (M.S.+7 yrs; PhD+6 yrs)
- The ability to fluently read, write, understand and communicate in English
- 10+ years of demonstrated experience in all phases of facilities operations and services
- 5 Years of Demonstrated Leadership
- Work hours: 40hours
