Department Facilities Operations - Steam Systems - 410100
Primary Purpose of Position
This position is responsible for analysis, troubleshooting, maintenance, and repair of all activities related to underground campus utilities and related building steam and heating systems. The position will also initiate repairs or replacements as necessary to upgrade campus systems and minimize energy losses.

Essential Job Functions

  • Employee is responsible for providing operation, maintenance/repair and management of nuclear reactor, boiler, electrical and/or steam turbine driven chillers, cooling towers, auxiliary equipment, gas and/or steam-driven turbines in power plants.
  • Employee operates generators, auxiliary pumping equipment, turbines, and other power plant equipment; monitor systems for normal running conditions.
  • Employee regulates equipment operations and conditions; respond to system or unit abnormalities, diagnose the cause, and recommend or take corrective action. Included would be equipment such as Boilers, Air Conditioning Condenser units and Fan Coil Units, Pumps, Motors, Compressors, Fans, Valves, Electronic Actuators, and many types of industrial mechanical systems such as Heat Exchangers, Frequency Motor Drives, Steam Pressure Reducing Stations, Control Systems and Panels, Water Softener Systems, Plant Water Pressure Reducing Stations, and etc.
  • The PM tasks include oil changes, belt changes and alignment, replacing seals and bearings, control calibrations, pressure adjustments, valve seat adjustments, filter replacement, gauge calibrations, linkage adjustments, meter calibrations and etc.

Knowledge, Skills, & Abilities Required for this Position
Provide technical knowledge and skill in the maintenance and operation of campus steam and condensate system usually in a dangerous confined space situation which could be as small as a 12"x 16" access requiring knowledge and application of strict OHSA safety procedures including gas testing and monitoring. Work requires exceptional skills, initiative, and judgement in the application of a variety of trades to include pipe fitting, pipe welding, plumbing, and electrical.
Preferred Qualifications
Prefer two years of prior experience in Facilities Maintenance where similar equipment such as Boilers, Heat Exchangers, Pumps, Motors, Starters, HVAC Equipment, Direct Digital Control Systems and other plant mechanical equipment and systems were utilized. Also prefer knowledge of steam thermodynamics and compressible fluid flow. In addition, above average strength is an asset because of the size and weight of equipment that is to be maintained, repaired, or installed.
Required Functional Competencies to Successfully Perform Job Duties.
Equipment Operation: 1. Performs basic operations and routine preventative maintenance of applicable machines, equipment and tools (e.g. painting, greasing) under the supervision of a higher level operator or supervisor. 2. Monitors equipment through various software and automated systems to ensure proper and efficient operations.

Knowledge-Technical: 1. Performs routine tasks and assignments through practical application of industry standards involving operations and maintenance/repair of utility plant equipment. 2. Applies general knowledge in the operation, maintenance, methods, procedures and techniques of applicable plant equipment and safety requirements specific to the area of assignment. 3. Performs routine and standard tasks to monitor, record, sample and test equipment related to utility plant operations.

Problem Solving: Identifies and recognizes standard/routine problems with equipment through routine inspection and preventive maintenance/testing. 2. Assist with routine troubleshooting using operating systems, software, and localized instrumentation.

Safety & Health Compliance: 1. Follows industry specific guidelines, regulations and codes, particularly as they relate to safety and environmental practices. Uses appropriate protective equipment following established protocols. 2. Identifies and informs supervisor of potential safety problems. Warns others of potential hazards. Follows appropriate post-emergency procedures.

Communication: 1. Listens to instructions and asks necessary questions to complete tasks. Communicates with fellow workers in a manner that allows work to be completed.
