Repairs and maintains selected electrical, mechanical, and control systems maintaining a log of work done and parts used.

Supervises 3rd party vendors in the maintenance and repair of electrical, mechanical, and control systems when so assigned.

Uses remote monitoring and control systems to regulate equipment operation.

Makes appointed rounds as outlined and completes tour sheet provided.

Monitors fire and smoke alarm equipment and reports problems to the proper designee.

Ensures safe working conditions are being maintained in areas of responsibility and reports any safety problems.

Reports defective equipment in areas of responsibility.

Keeps all machine rooms and utility spaces neat and clean.

Responds to house calls as assigned resolving pertinent tenant issues.

Performs the duties of Apprentice Building Engineer when required.
Adheres to Jones Lang Lasalle and Client Standards and participates in necessary Standards training.

QUALIFICATION REQUIREMENTS:

EDUCATION and/or EXPERIENCE:
Associate's degree (A.A.) or equivalent from two-year college or technical school; or one to five years' related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:
Ability to read, analyze, and interpret general technical procedures or governmental regulations. Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers and clients. Must be able to understand and communicate effectively in English to tenants, vendors, clients, and employees.

MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

CERTIFICATES, LICENSES, REGISTRATIONS:
CFC Certifications. NJ Boiler License & NJ Blue Seal Refrigeration. If not already part of Intonation Union of Operating Engineers Local 68 , willing to join Local 68 & the Education program to validate & complete referenced certificates & licenses.

OTHER SKILLS and ABILITIES:
Ability to operate a PC using Microsoft Office Products (Word & Excel).

Climbing is applicable to ladders, roof areas, stairwells, etc. The employee is routinely required to work on air conditioning equipment and electrical related equipment and panels.

The employee must regularly lift and/or move up to 50 pounds. Vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus. Employee may be required to operate an automobile for after hours on-call duty and obtaining parts, errands in repair aspects of building. Must be able to move freely throughout the property, including moving up and down stairs.

While performing the duties of this job, the employee regularly works near moving mechanical parts.
