A Brief Overview
Technicians may be utilized to respond to multiple types of work orders. Special Projects Technicians may more frequently perform repair of building structures and associated mechanical, electrical, plumbing, sanitary systems and equipment. Primary responsibility is to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds and parking lots. Performs general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems and equipment. Ensures that all service is performed safely and result in favorable customer feedback which is documented by favorable customer service survey results.

What you will do



  • Performs specialized tasks including remediation, tub refinishing, roofing, flooring and small capital projects.
  • Responds to service calls, completes COM work and other property maintenance requirements including, but not limited to cleaning, painting, interior/exterior decorating and maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, etc.
  • Transports, installs and connects stoves, refrigerators, dishwashers and other electrical and gas appliances.
  • Loads and unloads trucks and other conveyances; moves supplies and materials to proper location by wheelbarrows or hand trucks; stacks materials for storage or binning; collects refuse and salvageable materials.
  • Transports equipment, furnishings and appliances to job sites.
  • Repairs and fabricates window and door screens and frames.
  • Digs, fills and tamps earth excavations; levels grounds using pick, shovel, tamper and rake; shovels concrete; cleans culverts and ditches; cuts tree and brush; operates power tools and lawn mowers.
  • Removes floor tile, sheet vinyl, ceramic floor tile, plywood, and damaged drywall.
  • Operates power blowers or use brooms to clean roof tops, sidewalks and driveways of leaves and debris. Ensures work-site clean up.
  • Updates work order status including time, materials and notes on mobile devices provided in an accurate and timely manner.
  • Completes and submits all required paperwork in an accurate and timely manner.
  • Keeps supervisor well-informed of activities, results of efforts, problems identified/potential problems, etc.; recommends corrective actions to supervisor.
  • Maintains vehicle and vehicle inventory as prescribed.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
  • Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
  • Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
  • Inspects and helps coordinate all needed make-ready repairs and services.
  • Assists in keeping grounds neat and free of litter.
  • Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
  • Contributes to a positive team environment and happy resident base.


Qualifications



  • High School Diploma or GED Required
  • Vocational or Technical training Preferred
  • 1-3 years Required
  • Computer Literacy - Basic familiarity with computers. Navigate at a basic level within web-based applications.
  • Written Communications - Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions.
  • Oral Communications - Understand spoken English in order to follow basic instructions and take direction from supervisors; communicate effectively in basic English with clients, visitors and organization staff in response to routine questions.
  • Knowledge - Basic knowledge of fundamental concepts, practices and procedures with the ability to use in routine situations. Specialized knowledge not required.
  • Team Work - Work collaboratively in small teams to improve the operations of immediate work group by offering ideas, identifying issues, and respecting team members.
  • Customer Service - Demonstrate a positive attitude and respond to requests in a timely and respectful manner.
  • Flexibility/Adaptability - Work is varied every day and the employee needs to be adaptable to respond to these changes and use independent judgment and manage priorities.
  • Must demonstrate basic competency in carpentry, plumbing and electrical trades at a minimum as assessed through written, verbal and hands on assessments. "Skilled" based on assessment in carpentry and preferably multiple trades. May require certification and demonstrated skill in remediation, roofing, tub refinishing.
  • Ability to obtain Lead Based Paint Renovation, Repair and Paint certification and asbestos O&M (40 Hour) within 90 days.
  • Ability to utilize a mobile device including applications, email, and internet.
  • Technicians will provide tools and equipment necessary to perform their daily job duties. The following items are some examples of technician provided tools and equipment including: a. Basic Hand Tools: Hammers, screwdrivers, hand saw, pliers, wrenches, tape measure b. Trade-Specific Hand Tools: Multi-meter, Tube cutter, Torch, Level, HVAC gauges c. Small Power Tools: Drill, Sawz-All, Sander, Power Saws. d. Expendable items such as drill bits and blades are available in the warehouse. With management approval, rechargeable batteries for cordless tools and equipment may be reimbursed through the project using the employee reimbursement process. Personal tools that are damaged are the responsibility of the employee.
